KEY Curation Notes

WaterColor Lake District location puts the Frog Pool a short walk away and the Beach Club and Camp WaterColor reachable on foot or by bike. Beach Club access is included via HOA wristbands; Seaside Beach is within a 10-minute walk.
Wristband cap is 12, with no exceptions. Everyone age 5 and older requires a wristband. The cap matches the property's maximum occupancy, leaving no buffer for day visitors seeking community pool or Beach Club access.
The private pool is unheated by default. The listing does not offer pool heating as an add-on — confirm directly with the PM if heating is a priority for an off-season stay.
Four bikes are included. Golf carts are not provided; WaterColor HOA requires all rentals go through the Electric Cart Company exclusively — no outside companies are permitted, and availability can be limited in peak season.
Bedroom layout spans the main house and a carriage house above the garage. The main house has a king master on the ground floor plus a queen room and a king room on the second floor with an alcove sleeping two more. The carriage house holds two queens and a sofa bed — well-suited for a group that wants separation from the main house. An elevator connects the garage to the carriage house level.
Parking is limited to four vehicles on-site. Additional vehicles require a community parking pass, and the listing advises bringing as few cars as possible.

This house was wonderful. Exactly as advertised, with quick access to downtown, Camp Watercolor or the Watercolor Beach Access. Property manager communicated perfectly, we never had any unanswered questions and they were quick to be available. We hope to stay here again.

Things you need to know

Amenity wristbands are required for community access, everyone 5 and older will require a wristband. When booking, please mark your occupancy with adults being everyone 5+ years old. Please note, a maximum of 12 wristbands can be issued per reservation. NO EXCEPTIONS.

Towels, linens, extra pillows & blankets, and some basic bath essentials, including soap and shampoo, are included.

One-time linen and towel set-up, an initial setup of trash liners, bathroom paper, paper towels, hand soap, laundry, and dishwasher detergent.

Bring your own beach towels. We do not permit towels or linens to be taken out of the Property.

Restrictions

  • Minimum night stay requirements vary by home and time of year.
  • Per HOA regulations, Golf Carts can only be rented from their exclusive partner, Electric Cart Company. Even when this company is sold out, other company’s carts are strictly prohibited.
  • Should a hurricane or tropical storm threaten our area we will receive evacuation instructions from the National Hurricane Center and our local governing officials. If the Mandatory Evacuation order is given, refunds will only be given by Red Sky Travel Insurance if you have purchased coverage before the storm was named. The company management will not issue a refund of any rent payments.
  • Properly working appliances, electronics, HVAC, elevators, etc. are not guaranteed. We do have a 24/7 helpline and repairs we are able to handle will be made as soon as possible as needed. No compensation or credit will be given for a temporary outage of electricity, gas, water, cable, telephone, or other utilities. Outages should be reported immediately, and all efforts will be made to have them restored as soon as possible.
  • We will not rent to anyone under 25 years of age unless accompanied by an adult guardian or parent who will be staying overnight, all nights, in the Rental Property with the occupants under 25 years of age.
  • Please list the name of all Guests staying in the Property. If the Guest is under the age of 25 please list their age by their name.
  • No underage drinking or partying is allowed on the Rental Property. If we are made aware of these activities, we will be forced to remove the Guests from the Rental Property. All rental payments and deposits will be forfeited. Guests and invitees in violation will be removed by local law enforcement or the security company employed by the resort.
  • All Properties are non-smoking properties. Violators will be charged a fine of $750.
  • Pets are not permitted in Rental Properties under any conditions unless Rental Property is designated as pet-friendly.If a pet causes damage in a non-pet friendly Rental Property you will be held responsible for the cost of any damage caused by a pet.
  • No gas or charcoal grilling allowed in Rental Property or on balconies unless Rental Property is designated for grilling.
  • Please be advised that there may be a swimming pool and/or hot tub located in the neighborhood or on the premises of some of our rental properties. NO lifeguard/safety personnel are provided. Guests use the pool and other amenities at their own risk.
  • Pool is to be used by registered Guests and Guest invitees only. No glass allowed in pool area. There are no pool hours at private home pools, however please be considerate of neighbors. Music volume must be kept at a reasonable level.
  • The management company's agent or authorized persons may enter the Property to make repairs.
  • Weddings and special events must be approved by the Owner and homeowner’s association. A Reservation does not obligate the association to approve an event.
