The main level also features two guest bedrooms and a dedicated primary suite level complete with a king bed, smart TV, and gas fireplace. The primary suite boasts a large en suite with a soaking tub, dual vanity, and walk-in shower. The upper level of the estate includes a fully equipped kitchen, a family room with smart TV, two guest bedrooms, and a loft with a twin over-queen bunk bed. The upper-level right wing features a sitting area, a loft (to be updated with bunk beds shortly), and two guest bedrooms with en suites. The lower level offers a multipurpose space with a craps table and assault bike, a wet bar with a wine refrigerator, and an in-home gym with Peloton and free weights. Relax and unwind in the sauna or choose from one of the many guest bedrooms, each with its en suite. Take advantage of the Starlink WiFi and smart TVs with YouTube TV. The estate also features two laundry rooms with a third coming soon, heating, and a wood-burning fireplace. Located in the Lost Trails neighborhood. - This home is located halfway between Town Center and Big Sky Resort, so both are a 10 to 15-minute drive in either direction.
Parking information
- 3 Car Heated Garage - Driveway with Plenty of Space - Vehicles are to be parked in designated parking areas only. Any cars parked otherwise are subject to towing; any applicable fines/towing fees are the sole responsibility of the vehicle owner.

90% Refund: Receive a 90% refund when you cancel your reservation at least 60 days before check-in.
No Refund: Reservations canceled 59 days or less before check-in are not eligible for a refund.
Refunds subject to a 10% processing fee of the total.
Things you need to know
Special events, celebrations, and large gatherings require special approval and need to be approved during the booking process - You may put down a 50% deposit, if the event is not approved we will release the funds.
We highly recommend a 4-wheel drive with winter tires in the winter months (October-May). We don't believe it's a necessity for the summer months but do find it a good idea.
Like most homes in the area, this home does not have A/C.

Summer guests are encouraged to participate in good ole' Montana A/C, which opens windows at night and closes them up during the day. Closing them during the day will help keep cool air inside, and we ask that you do so if you are not present at home as well.
SKI ACCESS – We cannot guarantee the snow conditions at the time of your rental and are in no way liable for snow conditions that contribute to limited or restricted ski access.
Most cell phones get good reception, but please check with your service provider to determine coverage.
Restrictions
- Guest and/or Guest invitees will not make any alterations in or to the Property, including without limitation moving furniture, paintings, or kitchenware, or rewiring or moving electronics (TVs, stereos, etc.). Guest and/or Guest invitees will not use fastening devices, nails, or adhesive materials on walls or furniture. All media devices, TVs, Stereo, Gaming systems, etc. are checked and must be left by the Guest in working order. You will be charged if you unplug or reconfigure devices and we need to troubleshoot or restore the system to working order for the next guest.
- Guest and/or Guest invitees will behave in a civilized manner and will be good neighbors, respecting the rights of surrounding property owners and guests. Guest and/or Guest invitees will not disturb, annoy, endanger, and/or interfere with surrounding property owners and guests. If excessive noise or disturbances occurs resulting in notification by police or neighbors, all Guest and/or Guest invitees may be asked to vacate the Property and will forfeit the reservation and all rental fees paid.
- No children under the age of 12 are permitted in hot tubs without an adult present at all times.
- A professional company drains and refills water sanitizes filters, and replenishes chemicals in all tubs prior to each guest’s arrival. Therefore, the water may not be warm until later on the first evening of your stay. If the hot tub becomes excessively dirty and requires additional service during your stay, you will be charged a fee against the credit card on file or this money will be taken out of your deposit.
- Please use the chemicals as instructed! Hot tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT STAND OR PUT WEIGHT ON THE HOT TUB COVERS, as they will break and you will be charged for a replacement cover. Please remember to cover the hot tub when not in use to maintain temperature. If at any time the hot tub looks cloudy or dirty or has an unpleasant odor, the Guest will cease further use of the hot tub.
- The hot tub fee included in the reservation will be refunded to the guest if the hot tub company confirms the hot tub is experiencing unexpected hot tub maintenance problems during the Guest’s stay that is not caused by the Guest and/or Guest invitees and will not be working for the majority of the Guest’s Stay.
