What a wonderful and perfect place to experience all that is Sedona! The condo was comfortable, cozy and had everything we needed! The owner has done a great job with the remodel and has many personal touches It is also a great location as it is way less busy and more quiet than West Sedona while still having great access to restaurants, awesome trails and swimming in Oak Creek! We biked and swam two days and hiked another all within 10 minute drive! I also worked for a couple of days and had great, fast reliable access! The prefect Sedona getaway! We will be back for sure!

Things you need to know
The fireplace is for decoration only.
The two twins in the second bedroom can be combined into a king upon request for a $30 fee.
There are no security cameras installed.
The pool and spa is open year round from 8am to 10pm. The water for the pool will only be heated in the months of March, April and May at 80 degrees. During the summer months the pool naturally heats to around 85 degrees. The winter months the pool will be kept at 50 degrees to maintain the tile.
A complimentary starter pack of amenities, including rolls of paper towels, dishwasher tablets, trash bags, dishwashing liquid, hand soap, shampoo, conditioner, body lotion, toilet paper, detergent, and basic condiments are provided. You are responsible for the purchase of any additional items you may require during your stay.
Restrictions
Guests & Occupancy
- Use is limited to approved guests only. No more than the maximum occupancy listed in the Rental Agreement may stay. $250 per person per night for unauthorized guests.
- Primary guest is responsible for all guests, visitors, licensees, damages, excessive cleaning, fines, and rule violations.
- Property is for personal vacation residential use only. No commercial use permitted. Guests must comply with all HOA rules, posted property rules, CC&Rs, and applicable laws and ordinances.
Events & Noise
- No weddings, receptions, parties, or large gatherings. Disruptive events may result in immediate eviction and forfeiture of rental amount and security deposit.
- No loud noise, music, or vehicle noise between 10:00 PM – 7:00 AM.
- Guests may not disturb neighbors or violate HOA/community regulations.
Prohibited Activities
- Pets: Pets are not allowed unless pre-authorized with a signed Pet Addendum. Unauthorized pets incur a $2,000 fee plus additional cleaning costs, immediate eviction, and forfeiture of rent. Service animals permitted with written accommodation request; guest responsible for any damages or additional cleaning. Emotional support animals allowed only in pet-friendly properties.
- Smoking/Vaping: No smoking on premises. Guest responsible for all damage, remediation costs, future booking losses due to smoke, and charges exceeding Damage Waiver or deposit.
- Illegal Substances: No illegal substances permitted, including minors possessing alcohol.
- No unlawful activity, drug manufacturing/sales, nuisance, waste, or ordinance violations. Violations may result in eviction and forfeiture.
Equipment & Amenities
- HVAC Settings _(if equipped)_: A/C may not be set below 72°F. Heat may not be set above 78°F. Fans must remain on “Auto.” Doors/windows must remain closed while HVAC operates. No refunds for HVAC malfunction.
- Pool/Spa _(if equipped)_: May not be fenced or secured. Use at guest’s own risk. Guest liable for damage to pool/spa and equipment caused by misuse or negligence. Children under the age of 14 are not allowed in the hot tub(s).
- TV/Internet/Cable _(if equipped)_: Provided as convenience only. No refunds for outages, speed issues, access problems, content limitations, or user error.
- Guest must properly use and safeguard all property systems, furnishings, landscaping, and fixtures. Any malfunction or damage must be reported immediately. Guest liable for damage caused by misuse or failure to report.
- Parking: Must comply with city/HOA parking rules. Violations may result in towing or fines at guest’s expense. No liability for towing or citations.
Checkout & Care
- Mandatory, non-negotiable, non-refundable cleaning fee applies. Excessive cleaning beyond standard service will be charged to guest.
- Guest must inspect upon arrival and report issues immediately in writing. Disrepair does not entitle guest to cancellation or refund.
- Property must be kept clean and sanitary. Guest liable for repairs beyond ordinary wear and tear.
- All keys, remotes, and access devices (including garage/common areas) must be returned at checkout.
- Property must be vacated on time, emptied of all persons and belongings, including parking/storage areas, and returned in original condition minus normal wear.
Liability & Disclaimers
- If property becomes unavailable beyond control, a comparable unit may be offered.
- No liability for lost, stolen, or abandoned items. $25 handling fee plus shipping for returns. Items unclaimed after 30 days may be donated or sold.
- Authorized entry permitted for repairs, inspection, compliance verification, emergencies, or with 24-hour notice for showings or inspections.
- No liability or refunds for weather, natural disasters, wildfire/smoke, pests, construction, road closures, public events, travel restrictions, service interruptions, government restrictions, or other events beyond control.
- Construction in surrounding areas may occur and is governed by local ordinances. No liability for noise or disruption.
- No refunds for failure of utilities, appliances, HVAC, plumbing, electrical, gas, hot tub, pool, or structural systems. Guest must allow reasonable access for repairs.
