KEY Curation Notes

Three en-suite bedrooms across a two-story layout. A king suite sits on the main floor with a private bath featuring a separate tiled shower, soaking tub, and dual vanity. Upstairs, a queen bedroom and a bunk room each have their own bath, with the bunk room sleeping five on two twin-over-twin bunks plus a trundle.
A standout kitchen built for gathering. A gas range, generous counter space, and bar seating open onto the dining area and living room, with a screened-in back patio off the living space.
Inside the gated Greenway Park community on Scenic 30A. The home sits next door to Greenway Station for dining and shopping, with Steamboat Grill and Florida Fish House close by, and a community pool available to guests.
Adjacent to the Point Washington State Forest trailhead for hiking and biking, with Seagrove's Eastern Lake beach access about half a mile away.
Street-legal golf carts are welcome. Up to three vehicles fit in the driveway, and a rented golf cart counts as one of the three.

Parking information

Driveway parking, for 3 vehicles max, is available at this vacation rental. If you wish to rent from a local vendor, street-legal golf carts with license plates may be parked at this property. Keep in mind, there can be no more than 3 vehicles parked at this house, and a golf cart does count as a vehicle.

Greenway Park is a gated community. Please follow all community guidelines and posted rules during your stay.

Trash pickup occurs on Mondays and Thursdays. Please leave the trash cans out the night before to ensure pickup. All trash must be bagged prior to going in the bins.

Guests & Occupancy

  • Primary renter must be 25+ and stay in the unit.
  • Do not exceed maximum occupancy. Children under 2 count toward occupancy.
  • Booking guest is responsible for all occupants, visitors, damages, and rule violations.
  • No subletting, reservation transfers, or booking for another party.

Events & Noise

  • No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
  • Quiet Hours: 10 PM–7 AM (or as posted by the community).

Prohibited Activities

  • Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
  • Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
  • No illegal drugs.
  • No firearms or weapons.
  • No climbing, jumping, throwing items, or hanging items from railings.

Equipment & Amenities

  • Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
  • A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
  • Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
  • Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
  • Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
  • Security Cameras: Exterior cameras may be in use.

Checkout & Care

  • Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
  • Do not rearrange furniture.
  • Bag all trash. Do not place large items or cardboard in trash chutes.
  • Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.
