Parking information

- Parking is available. - No vehicles with studded tires are permitted to enter the garage (if applicable). - In accordance with applicable state and local laws, Owner may tow (or cause to be towed), at Guest’s sole expense: any inoperative vehicle on or adjacent to the Premises; or any vehicle parked in violation of any applicable law, ordinance, rules, regulations, community association rules, or community neighborhood rules and regulations. Moreover, any costs, damages, or fines resulting from any parking violations shall be the Guest’s sole responsibility, and Owner shall in no event be responsible or liable for any such costs, damages, or fines.

Things you need to know

Guest will be provided or presented with certain welcome branded gifts at no cost and available for the Guest to use and take upon departure from the Premises.

Branded robes and mugs situated or located in or about the Premises may be used by Guests during the Rental Period and may be purchased at their retail price.

Restrictions

  • Minimum night stay requirements vary by home and time of year.
  • If any such robes and/or mugs are taken by any Guests from the Premises upon departure at the end of the Rental Period, then Guest shall be charged for the retail price of any such robes and/or mugs taken from the Premises, which charges may be deducted from the Deposit, billed to the Credit Card, or charged directly to Guest.
  • No shoes shall be worn inside any improvements of the Premises.
  • No parties over the Maximum Number of Guests in the Summary unless approved by Owner.
  • Keep all sinks, toilets, and all other water and plumbing apparatus in good order and repair and use same only for the purposes for which they were constructed.
  • Guest shall not allow any paper towels, Q-tips, feminine products, sweepings, rubbish, sand, rags, ashes, or any other substances to be thrown or deposited therein.
  • Any damage to any such apparatus and the cost of any such damage (including, without limitation, clearing stopped plumbing resulting from misuse) shall be solely borne by the Guest.
  • In the event of any red wine spills and other stains, Guest must notify Owner immediately. If the stain cannot be removed by the maids or professional cleaning, Guest is responsible for the cost of replacing any rug or upholstered furniture.
  • Use coasters (if provided) to protect surfaces from damage.
  • Do not leave red wine, lemon juice, or any acidic substances sitting on the limestone counters. Guest must wipe off immediately.
  • Do not overload the waste disposal units in the kitchen.
  • Do not leave candles burning unattended.
  • Guest is solely responsible for child-proofing the house, i.e., gates for stairs etc.
  • Use caution when using exercise equipment.
  • Do not cause or permit any locks or hooks to be placed upon any door or window without the prior written consent of Owner.
  • Keep doors and windows closed in order to keep air conditioning or heat running normally.
  • Waterbeds are strictly prohibited in the Premises.
  • Daily hours between 10:00 p.m. and 8:00 a.m. local time shall be quiet times, noise shall be kept to a minimum, and Guest shall not permit nor allow any noise which may disturb the quiet enjoyment of occupants of adjoining premises or properties.
  • No firearms or any type of gun is allowed in or around the Premises.
  • No fireworks or other hazardous materials shall be used in or around the Premises.
  • No illegal activity or substances, including, without limitation, illegal drugs or minors possessing alcoholic beverages, are allowed in the Premises.
  • No ski boots shall be worn inside any improvements of the Premises. No skis, snowboards, and related equipment shall be permitted inside any improvements of the Premises.
  • The Premises may be used and occupied only as a short-term private vacation residence and for no other purpose.
  • Owner shall not be responsible for providing any additional equipment or furnishings not located in/on the Premises at the commencement of the Rental Period.
  • Any locked-off areas are reserved for the use of Owner and are not a part of Premises.
  • During the Rental Period, Guest shall comply with all applicable law, ordinance, rules, regulations, homeowners’ or community association rules, or community neighborhood rules and regulations; not permit nor allow any disorderly conduct, excessive or unreasonable noise, or any private or public nuisance in or about the Premises, or any other action or course of conduct which may disturb the quiet enjoyment of occupants of adjoining premises or properties; not make any alterations, additions, or improvements in or to the Premises; and not create or permit any lien upon the Premises.
  • During the Rental Period, Guest shall maintain the Premises in a clean condition, keep any Fixtures, furniture, furnishings, appliances and other property in good repair, condition, and working order, and and remove any and all trash, debris, and garbage during trash collection date(s) and deposit the same in the trash bin(s) and designated pick-up area(s).
  • Guest agrees to obtain prior written permission from the Owner for gatherings in excess of the Maximum Number of Guests.
  • Any internet, television, cable, satellite, phone, housekeeping, or repair and maintenance services provided to Guests are provided as a convenience to the Guests only and are not integral to the Agreement. In no event shall Owner be responsible or liable for any lack of service, service disruption, outages, content, lack of content, speed, access issues, technical difficulties, lack of knowledge of use, or personal preferences with respect to any such services.
  • Guest shall be responsible for any damages or loss to the Premises caused by any Guests, including, without limitation, any damage or loss of any furniture, Fixtures, furnishings, or other property of Owner located therein.
  • Guests shall use the Premises (including, without limitation, the use of gym equipment, pools, lakes, ponds, hot tubs, saunas, and all amenities) at their own risk.
  • All activities of the Guests shall be at their own risk, and Guests shall be solely responsible for staying away from cliff edges, swimming safely, following all applicable laws, rules, and regulations, and the well-being of Guests including, without limitation, supervising any children on the Premises and supervising any children while swimming or using any amenities.
  • Owner is not responsible to Guests for any damages, injuries, or losses to Person or property caused by fire, flood, water leaks, ice, snow, hail, winds, explosion, smoke, interruption of utilities, theft, burglary, robbery, assault, vandalism, other persons, condition of the Premises, environmental contaminants (for example, carbon monoxide, asbestos, radon, lead-based paint, mold, fungus, etc.), or other occurrences or casualty losses.
  • Guest understands and accepts that neither Owner nor Property Management has any control over construction near or adjacent to the Premises. Guest further agrees that no such construction shall be considered a violation of Guest’s right to quiet use and enjoyment of the Premises and shall not be grounds for termination of the Agreement or any reduction or refund of Rent or any other amounts paid by Guest.
  • Smoking is not permitted on the Premises. If smoking occurs on the Premises, Guest will be charged a fine of $500 per cigarette butt found on the Premises, which charges and/or fines may be deducted from the Deposit, billed to the Credit Card, or charged directly to Guest.
  • The Premises are equipped with operational smoke detectors. Guest is responsible for notifying Owner if the smoke detectors require maintenance or replacement batteries.
