Guests & Occupancy

• All occupants must meet the minimum age requirement specified at booking unless otherwise approved in writing.
• Occupancy may not exceed the maximum stated at booking. Guests are responsible for violations, including applicable fines, legal costs, license-related losses, and displaced-guest expenses.
• The primary guest must occupy the home throughout the reservation and is responsible for all occupants and invitees complying with property rules, laws, and HOA/community requirements. Subletting, assignment, or unauthorized use is prohibited.
• Authorized personnel may enter for inspections, maintenance, repairs, showings, or emergencies, with advance notice when reasonably possible.

Events & Noise

• Events: Parties, weddings, group dinners, reunions, amplified sound, and similar gatherings require prior written approval. Gatherings exceeding maximum occupancy or involving substantial decorations or furniture rearrangement are considered events.
• Violations: Unauthorized events may result in immediate termination and a minimum $15,000 fee, plus damages or other applicable costs.
• Noise & Conduct: Excessive noise or disruptive conduct affecting neighbors is prohibited and may result in termination and required departure within four hours of notice.

Prohibited Activities

• Dogs: Dogs, including visiting dogs, require prior written approval and must remain supervised, controlled, housebroken, and non-disruptive. Guests must clean up after them and are responsible for all related costs. Unauthorized dogs are subject to a $5,000 fee, plus cleaning and damages, and may require removal at the guest's expense or termination of occupancy.
• Smoking & Vaping: Smoking, vaping, marijuana, tobacco, nicotine products, e-cigarettes, hookahs, and similar products are prohibited throughout the premises and in vehicles parked onsite. Violations are subject to an $8,000 fee, plus cleaning, odor mitigation, and damages.
• Unlawful or Hazardous Activity: Hazardous, offensive, or unlawful activities are prohibited.
• Property Tampering: Do not alter, remove, tamper with, or misuse furnishings, fixtures, equipment, or other property.

Equipment & Amenities

• Parking: Use designated spaces only and do not exceed the vehicle limit stated at booking. Vehicles must comply with applicable laws and community rules and may not obstruct traffic, pedestrians, snow removal, or shared driveways.
• Keys & Access Controls: Lost standard keys are $35, elevator keys $100, and garage door openers $75.
• Pool & Spa _(if equipped)_: Minors require direct adult supervision. Follow all posted rules and do not add/remove water, adjust chemicals, drain, or attempt repairs. Guests are responsible for misuse or damage and must promptly report problems.
• TV, Internet & Phone: Availability and uninterrupted service are not guaranteed. Guests are responsible for pay-per-view purchases, illegal internet activity, and related costs or fines.
• Air Conditioning & Fireplace _(if equipped)_: Availability and uninterrupted operation are not guaranteed. Report problems promptly so reasonable repair efforts can be made.
• Amenity Interruptions: No refunds are provided for interruptions or malfunctions involving pools, spas, TV, internet, phone service, air conditioning, fireplaces, or similar amenities.
• Construction: Nearby construction may occur and does not qualify for a refund.

Checkout & Care

• Checkout: Follow the designated checkout time and procedures. Unauthorized holdovers may result in an additional night's rent, taxes, fees, and costs related to displaced travelers.
• Property Care & Damage: Keep the home in good condition and report accidental damage before checkout. Guests are responsible for excessive cleaning, misuse, intentional or unreported damage, rule violations, missing items, and resulting repair or replacement costs.
• Security Deposit: Any refundable security deposit may be applied toward outstanding charges or damages. Refunds may be delayed while damages are evaluated, and costs exceeding the deposit remain the guest's responsibility.
• Lost Items: Found belongings may be held for up to 30 days. Returns are subject to a $25 handling fee, plus shipping and related costs.

Liability & Disclaimers

• If the home becomes unavailable due to fire, natural events, repairs, sale, construction delays, utility failures, technological issues, or similar circumstances, guests may be offered substitute accommodations or a refund.
• Guests are responsible for their belongings, vehicles, equipment, and valuables. No responsibility is assumed for items lost, stolen, damaged, or abandoned.
• Use of the home, facilities, and amenities is at the guest's own risk to the fullest extent permitted by applicable law.
