Guests & Occupancy

• Occupancy is limited to the number specified in the property listing and rental agreement. Exceeding this limit without written approval may result in eviction.
• The booking Guest is responsible for damage, theft, missing items, excessive cleaning, and rule violations caused by their party.

Events & Noise

• Parties, weddings, receptions, commercial activities, and other events are prohibited without prior written approval.

Prohibited Activities

• Pets: Dogs are permitted only in designated dog-friendly properties with prior approval, a signed pet addendum, and a $50 per dog, per night fee. Dogs must be crated when unattended, and waste must be removed. Unauthorized animals may result in eviction and a $500 fee. Excessive cleaning charges may apply, and damage caused by unattended dogs is excluded from damage protection coverage.
• Smoking & Vaping: Smoking and vaping are prohibited throughout the premises. Violations incur a minimum $500 fee plus applicable cleaning, deodorization, and remediation costs.
• Firearms & Explosives: Firearms, explosives, and fireworks are prohibited.

Equipment & Amenities

• Maintenance & Equipment_ (if equipped)_: Issues must be reported promptly. Non-emergency issues reported after 5:00 PM will be addressed the next business day, while emergencies will receive appropriate maintenance assistance. Equipment, appliance, or amenity loss qualifies for a $50 refund per affected night.
• Parking: Vehicle limits specified in the property listing must be followed. RVs and trailers require prior approval.

Checkout & Care

• Check-In & Check-Out: Check-in is at 4:00 PM and checkout is at 10:00 AM. Early check-in is subject to same-day availability and cannot be requested in advance. Late checkout must be requested the day before departure and is subject to approval.
• Arrival Instructions: Check-in instructions are emailed 7 days and 1 day before arrival. An electronic guidebook with access, parking, and arrival details is sent by text on arrival day.
• Supply List: A supply list is provided 3 days before arrival.

Liability & Disclaimers

• Applicable fees, unpaid balances, fines, and other charges permitted under the rental agreement may be charged to the card on file. Supporting documentation is available upon request.
• Guests assume all risks associated with the property and its amenities, including stairs, decks, balconies, hot tubs, fireplaces, ski access, and parking areas. Liability for injury, illness, death, damage, or loss is waived to the extent permitted by law, except in cases of gross negligence or willful misconduct.
• Nearby construction, maintenance, and improvements may cause noise, dust, or traffic disruptions. No refunds are provided for these conditions.
• Properties listed for sale may be shown with at least 24 hours' notice. No refunds are provided for showings.
• If the property becomes uninhabitable, comparable accommodations will be sought. If unavailable, a refund or an upgraded property may be offered, subject to availability. Liability is limited to comparable accommodations or refunds for unused nights; incidental, travel, and relocation expenses are excluded.
• Weather, road closures, flight cancellations, wildfire, illness, injury, and personal emergencies do not qualify for refunds outside the applicable cancellation policy. Travel insurance is recommended.
