Restrictions

Guests & Occupancy

  • Maximum of 12 guests permitted at the property at all times.
  • Guests are responsible for complying with all house rules, accurately disclosing booking details, and ensuring all members of their party follow property policies.
  • Property is intended for residential lodging only. Excessive entertaining or activities that disturb neighbors are prohibited.

Events & Noise

  • Parties, loud music, and gatherings exceeding 12 people are strictly prohibited.
  • All noise and music must remain indoors and at a reasonable level between 9:00 PM–10:00 PM.
  • Pool area use is prohibited after 10:00 PM. Pool sliding doors must remain closed after 10:00 PM.
  • Neighbor complaints regarding loud music, excessive noise, entertaining, or pool area disturbances may result in immediate eviction without refund.

Prohibited Activities

  • Smoking is prohibited indoors. Fee: $250 for evidence of indoor smoking. Outdoor smoking is permitted only in designated areas.
  • Guests must not engage in activities that create disturbances for neighboring properties.

Equipment & Amenities

  • Pool Heating _(if equipped)_: Available upon request for $90 per day. Advance notice is required.
  • Property is equipped with outdoor security cameras and noise monitoring devices for compliance with occupancy and noise policies.
  • ool service occurs every Wednesday. Gardening service occurs every Monday. Guests must allow access for scheduled maintenance.

Checkout & Care

  • Report any existing damage immediately upon arrival to avoid liability.
  • Guests are responsible for damaged, stained, or missing property items.
  • Towels: $35 per towel
  • Duvet Covers: $200 per cover
  • Sheets: $100 per sheet
  • Excessive mess requiring additional cleaning will incur a $200 charge.
  • Guests should promptly report accidental damage. Minor issues typically will not result in charges; significant damages may be assessed and discussed prior to departure.
