Things you need to know
Per WaterColor HOA, please include all guests aged 5 and older in your total count of adult guests to receive amenity and pool access wristbands. Sleep arrangements are provided as a courtesy and are not considered in the occupancy count. This home is allowed 12 amenity access bands.
Guests staying in WaterColor will have access to the newly expanded WaterColor Beach Club. It features a new main pool and lounge area, a second pool deck with additional lounge seating, a third pool with zero-entry, an enhanced WaterColor Grill, and a new sunset bar, Costa Chica. All have scenic views of the Gulf of Mexico.
Weddings are not allowed at this home.
Please note: Per HOA policy, all Low-Speed Vehicle (LSV) rentals in WaterColor must be arranged through the community's designated rental provider and are limited to 80 vehicles within the community at any given time. Only one LSV is permitted per home. Homes with an owner-provided LSV are not permitted to rent an additional LSV.

Leave No Trace
To keep our beaches clean and safe for both marine life and beachgoers, Walton County enforces Municipal Code 22-54 (g). This code prohibits beach chairs, umbrellas, tents and other personal items from being left unattended. Items left on the beach overnight (from one hour after dusk to one hour after sunrise) will be discarded unless otherwise permitted.
Your cooperation with this municipal code will ensure the area's beaches remain pristine while also ensuring that personal articles do not interfere with nesting sea turtles, beach maintenance and emergency vehicles.
Fishing License
Visitors over the age of 10 and residents under the age of 65 are required by the state to have a Fishing License unless they are participating in a fishing charter. Licenses can be obtained through Florida Fish and Wildlife Conservation
Gulf Coast Sea Turtles
South Walton’s sugar-white sand beaches are a big draw for visitors, but they’re also home to some of the area’s tiniest residents. During the months of May through October, endangered sea turtles build nests in that sand and need the help and consideration of human beachgoers in order to thrive and survive. The two most common species of turtles in South Walton are Green Sea Turtles and Loggerheads. In the late spring and early summer, female sea turtles that were born in South Walton return to build nests. Later in the summer and in the early fall, the turtle eggs in the nests begin to hatch, and the hatchlings use light reflected off the surf to guide them into the ocean. South Walton has a dedicated team to help identify and protect the turtles, but there are things that beachgoers can do to make sure their efforts are a success:
- Prevent all lights from illuminating the beach – Turn off balcony and porch lights and draw blinds each night. Use only flashlights with red film covers (which are available at area businesses and the Visitor Information Center) as sea turtles become disoriented on their crawl back to the surf.
- Look but don’t touch – Do not disturb or handle any sea turtles, their eggs or their nests. All are violations of both federal and state laws.
- Don’t leave holes – Fill in any holes you dig, including holes left from sticking poles and beach umbrellas into the sand. This will ensure others don’t get injured and that you don’t create obstacles for nesting sea turtles.
- Keep the beach clean – Reduce litter by disposing of your trash properly and removing all personal items from the beach each night.

Sea turtles are protected by the Endangered Species Act.
Loggerhead and Green Sea Turtles typically nest on our beaches.
Nesting season is May 1–Oct. 31.
Hatchlings are guided to the Gulf by the moon. White lights confuse them.
The temperature of the sand determines the sex of the hatchlings.
Sea turtles return to the beach where they were born to lay their eggs.
Mama sea turtles lay about 100 eggs in a nest and tend to lay 3–5 nests.
How You Can Help
Fill in large holes you dug on the beach.
Don’t leave chairs, tents, litter, or anything on the beach.
Don't use regular flashlights on the beach (use a red cover or red bulb).
Does your home have a Gulf view? Don't leave the curtains or blinds open at night.
Don't walk or play near a marked sea turtle nest.
Restrictions
Guests & Occupancy
- Primary renter must be at least 25 years old. Guests under 25 must be accompanied by a parent or legal guardian staying at the property at a ratio of four (4) guests under 25 to one (1) adult over 25. False pretenses may result in denied check-in or eviction
- Occupancy may not exceed the property's stated maximum.
- Guests are responsible for the property, its contents, and all members of their party during the stay. Damages, missing items, excessive cleaning, or violations will be charged to the payment method on file.
- Reservations are non-transferable, and subletting is prohibited.
Events & Noise
- Parties, weddings, and gatherings exceeding occupancy limits require prior written approval and may require permits and event fees.
- Any gathering exceeding 1.5 times the permitted overnight occupancy requires written approval before arrival.
- Guests must respect HOA/community rules regarding noise, parking, and neighborhood conduct.
Prohibited Activities
- Pets: Up to two dogs are permitted only at designated pet-friendly properties with payment of the required non-refundable pet fee. Dogs must remain leashed outdoors, not be left unattended, stay off furniture, and owners must clean up pet waste. Unauthorized pets may result in fees, damage charges, or eviction. Cats and other pets are not permitted.
- Service Animals & ESAs: Qualified Service Animals and Emotional Support Animals are permitted with required documentation (for ESAs). No pet fees apply, but guests remain responsible for damages and excessive cleaning. Animals may not be left unattended.
- Smoking/Vaping: Smoking is prohibited. Violations incur a $1,000 fee plus cleaning costs and may result in eviction.
- Illegal Substances: Illegal drugs are prohibited. All prescription medications, tobacco products, e-cigarettes, and related items must be removed upon departure.
- Weapons: Firearms, ammunition, BB guns, airsoft guns, and other weapons are prohibited.
- Illegal Downloading: Illegal file sharing or copyright infringement using the property's network is prohibited and may result in a $1,000 fee, eviction, and forfeiture of payments.
Equipment & Amenities
- Pool Heating _(if equipped)_: Pool heating is available between October 1 and May 1 for an additional fee, must be requested before arrival, and applies for the entire stay.
- Swimming Pools & Hot Tubs _(if equipped)_: Use is at the guest's own risk. Guests assume responsibility for safe operation, supervision, and maintaining secure pool and hot tub areas.
- Internet & Networks: Guests may not use the property's internet service for illegal downloading or copyright infringement.
- Equipment Reporting: Promptly report maintenance issues, including malfunctioning pool alarms and other equipment, during the stay.
- Pool Alarms _(if equipped)_: Guests must allow access for repairs to malfunctioning pool alarms. Disabled or tampered alarms incur a $5,000 fee plus repair costs.
- Golf Carts & Bikes _(if equipped)_: Use is subject to the applicable liability waivers and damage agreements.
- Parking: Parking or unloading before the designated check-in time is not permitted. Guests must comply with all property, HOA, and community parking regulations.
- No Refunds for Malfunctions: No refunds or rate adjustments are provided for unforeseen failures of utilities, appliances, HVAC, elevators, internet, television, cable, pool systems, or other equipment.
Checkout & Care
- Check-in/Check-out: Check-in begins after 4:00 PM, and check-out is by 10:00 AM. Early check-in, late checkout, or remaining past checkout time will be charged one full additional night's rate.
- Cleaning Expectations: Leave the property in good condition. Excessive cleaning or abnormal dirtiness will incur additional cleaning charges.
- Furniture & Property Care: Do not rearrange furniture, remove items, alter the property, or install fixtures or equipment. Lock doors and windows when away from the property.
- Linens & Towels: Bath towels and linens may not be removed from the property except for laundering. Guests should bring their own beach and pool towels.
- Maintenance Access: Guests must allow reasonable access for maintenance and safety repairs during their stay.
Liability & Disclaimers
- Not responsible for lost, stolen, or damaged personal belongings, including items left behind after departure.
- No refunds are provided for hurricanes, mandatory evacuations, severe weather, or related travel disruptions. Travel insurance is recommended.
- Nearby construction may occur and is outside management's control. No refunds will be issued for construction-related disturbances.
- If the reserved property becomes unavailable due to maintenance, ownership changes, or similar circumstances, management may provide a comparable property, future stay credit, or refund (excluding non-refundable fees).
- Guests assume all risks associated with their stay and agree to indemnify the property owner for losses resulting from violations of the rental agreement, except where prohibited by law.
