KEY Curation Notes

Gated Gainey Ranch address with walkable dining and shopping. The condo sits inside the guard-gated Gainey Ranch Golf and Country Club community, with restaurants, shops, parks, and golf all within walking distance.

Heated community pool and hot tub a short walk away. Both are shared community amenities set beside a pond rather than private to the unit. Pool towels are provided.

Primary suite built for unwinding. The king primary has an en-suite bath with double sinks, a soaking tub, and a walk-in shower. The second bedroom has a full bed and its own full bath with a tub/shower combo, which makes the two bedrooms best suited to a couple plus one or two more.

Two patios, a private grill, and a fireplace. Vaulted ceilings and a fireplace anchor the open living and dining area. The two-car garage fits one large or two small vehicles, and stairs lead from the garage and entry up to all living space and bedrooms.

Set up for longer stays. This home rents by the month at minimum. From June through September, electricity is capped at $250 per month and any overage is billed after the stay.

Restrictions

Guests & Occupancy

Primary renter must be at least 25. Guests under 25 may stay without a parent/legal guardian only with prior written approval.
No additional overnight guests beyond the approved reservation. Violations may result in cancellation and eviction without refund.
Guests are responsible for damage caused during the stay and for complying with all applicable HOA/CC&R rules and restrictions.
Property may not be used for illegal or immoral activities or in any manner that damages or disrupts neighboring properties.

Events & Noise

Parties and gatherings are prohibited. Violations may result in immediate eviction, cancellation, forfeiture of rent, and applicable HOA fines.
Keep noise at a reasonable level, especially during nighttime hours, and comply with community HOA/CC&R restrictions.

Prohibited Activities

Smoking inside the property is prohibited. Smoke odor detected after departure will result in a minimum $500 cleaning charge.
Hazardous, poisonous, corrosive, or flammable substances that could endanger the property or neighboring properties are prohibited.
Illegal activities are prohibited.

Equipment & Amenities

Pool & Spa _(if equipped)_: Use is at guests’ own risk; children must be supervised around water.
Pool Heating _(if equipped)_: Paid pool heating is set to 85°F and must not be adjusted. Guests are responsible for misuse or damage to pool/spa equipment. No refunds are provided for pool/spa heating.
Propane Pool Heating _(if equipped)_: Guests are charged for the exact propane used, based on documented metered usage.
Initial bathroom amenities, paper towels, toilet paper, and basic cleaning supplies are provided; guests supply additional items.
Mid-stay maid service is not included but may be requested for an additional charge.
Authorized personnel may enter for maintenance, damage inspections, or emergencies.

Checkout & Care

Departures after 10:00 AM incur a fee equal to 50% of one night’s stay.
Keys and/or door codes are provided at check-in.
