  • Occupancy may never exceed the home’s stated maximum, including vendors, service providers, or non-overnight visitors.
  • The booking guest is fully responsible for the home and any damages during the stay. Accidents happen—please report any damage promptly so repairs or replacements can be made.
  • Homes are located in residential neighborhoods and are intended for overnight lodging only.

Events & Noise

  • Weddings, parties, and special events are not permitted at any property.

Prohibited Activities

  • Pets: Guests must pick up pet waste, keep pets off furniture whenever possible, crate pets when appropriate, and clean up pet hair or messes caused by pets.
  • Smoking/Vaping: All properties are non-smoking, including tobacco, marijuana, vaping, and other substances. Smoking-related damages are the guest’s responsibility. Smoking is permitted outside only at single-family homes, with proper disposal of cigarette butts and care taken to avoid fire hazards.

Equipment & Amenities

  • All amenities and appliances are provided as-is. If issues arise (including hot tubs, windows, or appliances, _if equipped_), please notify management promptly. Repairs will be addressed as quickly as possible, but no refunds are provided for temporary malfunctions.

Checkout & Care

  • Early check-ins and late check-outs are not available.
  • Guests are expected to treat the home with care and leave it in good condition for the next guests.

Liability & Disclaimers

  • Guests are responsible for checking for all belongings before departure. Retrieved items can be shipped back upon request; housekeeping time and shipping costs are charged to the guest.
  • Power outages, maintenance issues, or system failures may occur. Management will act quickly to resolve issues but cannot guarantee uninterrupted services.
