KEY Curation Notes

A 2023-built custom home one block from the sand. Set on the west end of Panama City Beach, with Bay County Public Beach Access 95 a five-to-six-minute walk. The 30A communities of Rosemary, Alys, Seaside, and WaterColor are minutes away, along with Lake Powell for kayaking and paddleboarding.
A private backyard pool with a gas grill and patio seating. Pool heat can be added for $50 per day with 24 hours' notice.
Two en-suite king bedrooms anchor the four-bedroom layout. The primary has a double-vanity bath and walk-in shower, and a second king has its own bath. A queen room and a four-person bunk room round out sleeping for ten across three full baths.
A Publix-anchored shopping center sits almost across the street, with Pier Park about seven miles east.
Trash bins must be returned to the garage on non-collection days. The HOA issues a $100 fine for bins left out, which is passed on to renters.
WiFi is available but not guaranteed. Pack a hotspot if a reliable connection matters.

You will find Popular Pier Park and much, much more is only 7 miles east with the Panama City Beach airport is only 17 miles away. - Beach Access: Bay County Public Beach Access 95 is the closest beach access point to this home. It’s about a 5 to 6-minute walk.

Things you need to know

Trash days for this unit are Tuesday and Friday mornings. Please take the trash out to the road the night before pickup. Return the trash bin afterwards, as trash cans must remain in the garage when it isn’t a trash collection day. The HOA fines $100 for bins left out. This fine will be passed on to renters if the fine is given during their dates of stay.

Pool heat can be arranged during your stay for $50/day. Since the pool takes time to heat up, please provide 24 hours notice if you intend to add this amenity.

Guests & Occupancy

  • Primary renter must be 25+ and stay in the unit.
  • Do not exceed maximum occupancy. Children under 2 count toward occupancy.
  • Booking guest is responsible for all occupants, visitors, damages, and rule violations.
  • No subletting, reservation transfers, or booking for another party.

Events & Noise

  • No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
  • Quiet Hours: 10 PM–7 AM (or as posted by the community).

Prohibited Activities

  • Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
  • Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
  • No illegal drugs.
  • No firearms or weapons.
  • No climbing, jumping, throwing items, or hanging items from railings.

Equipment & Amenities

  • Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
  • A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
  • Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
  • Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
  • Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
  • Security Cameras: Exterior cameras may be in use.

Checkout & Care

  • Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
  • Do not rearrange furniture.
  • Bag all trash. Do not place large items or cardboard in trash chutes.
  • Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.
