KEY Curation Notes

Every bedroom has its own en-suite bath. That includes a private casita with a king bed, plus a powder room for the main living areas.

The private pool and hot tub anchor the backyard. Heating the pool to 85 degrees is an optional add-on at $375 per week.

The home is built for entertaining outdoors. There's a large covered patio, an indoor/outdoor bar, a built-in BBQ, and cornhole.

Game extras go beyond the living room. There's a pool table inside and a ping-pong table set up in the four-car garage.

The location is a golfer's base camp. Troon North, The Boulders, Desert Mountain, Whisper Rock, and Mirabel are all minutes away. Whisper Rock, Desert Mountain, and Mirabel are private clubs, so Troon North is the go-to for public tee times.

Restrictions

Guests & Occupancy

Primary renter must be at least 25. Guests under 25 may stay without a parent/legal guardian only with prior written approval.
No additional overnight guests beyond the approved reservation. Violations may result in cancellation and eviction without refund.
Guests are responsible for damage caused during the stay and for complying with all applicable HOA/CC&R rules and restrictions.
Property may not be used for illegal or immoral activities or in any manner that damages or disrupts neighboring properties.

Events & Noise

Parties and gatherings are prohibited. Violations may result in immediate eviction, cancellation, forfeiture of rent, and applicable HOA fines.
Keep noise at a reasonable level, especially during nighttime hours, and comply with community HOA/CC&R restrictions.

Prohibited Activities

Smoking inside the property is prohibited. Smoke odor detected after departure will result in a minimum $500 cleaning charge.
Hazardous, poisonous, corrosive, or flammable substances that could endanger the property or neighboring properties are prohibited.
Illegal activities are prohibited.

Equipment & Amenities

Pool & Spa _(if equipped)_: Use is at guests’ own risk; children must be supervised around water.
Pool Heating _(if equipped)_: Paid pool heating is set to 85°F and must not be adjusted. Guests are responsible for misuse or damage to pool/spa equipment. No refunds are provided for pool/spa heating.
Propane Pool Heating _(if equipped)_: Guests are charged for the exact propane used, based on documented metered usage.
Initial bathroom amenities, paper towels, toilet paper, and basic cleaning supplies are provided; guests supply additional items.
Mid-stay maid service is not included but may be requested for an additional charge.
Authorized personnel may enter for maintenance, damage inspections, or emergencies.

Checkout & Care

Departures after 10:00 AM incur a fee equal to 50% of one night’s stay.
Keys and/or door codes are provided at check-in.
