Neighborhood: Pegram - Less than 15 minutes away from restaurants, gas stations, grocery stores, and Interstate 40. We are an easy 25 minute ride to downtown Nashville. If you’re adventure bound, enjoy our nearby Harpeth River to fish, hike, or canoe/kayak with rental shops nearby. Nearby Adventureworks will have your party zip lining through the treetops and green hills of Tennessee with a birds eye view. The many parks surrounding Ridgeview Retreat located in Pegram TN will provide lasting memories for groups of all kinds. One of Tennessee’s best public golf courses is within 25 minutes of Ridgeview Retreat, just outside of beautiful Montgomery Bell State Park which is a wonderful destination all its own.

95% Refund: Receive a 95% refund when you cancel your reservation at least 46 days before check-in.
100% Refund: Receive a 100% refund when you cancel your reservation at least 30 days before check-in.
50% Refund: Receive a 50% refund when you cancel your reservation at least 14 days before check-in.
No Refund: Reservations canceled 45 days or less before check-in are not eligible for a refund.

Linens and towels are provided
We have 2 outdoor ring cameras on the property. One is on the front door and the other is outside the garage. These cameras only record activity going on at the door on the outside of the property.
Please only use the provided wood pellets. Do not use regular charcoal. It burns too hot and produces ash that will warp internal components, clog the feeding system, cause uncontrolled fires, and void the warranty.

Guests & Occupancy
- Primary renter must be 25+ and stay in the unit.
- Do not exceed maximum occupancy. Children under 2 count toward occupancy.
- Booking guest is responsible for all occupants, visitors, damages, and rule violations.
- No subletting, reservation transfers, or booking for another party.
Events & Noise
- No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
- Quiet Hours: 10 PM–7 AM (or as posted by the community).
Prohibited Activities
- Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
- Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
- No illegal drugs.
- No firearms or weapons.
- No climbing, jumping, throwing items, or hanging items from railings.
Equipment & Amenities
- Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
- A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
- Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
- Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
- Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
- Security Cameras: Exterior cameras may be in use.
Checkout & Care
- Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
- Do not rearrange furniture.
- Bag all trash. Do not place large items or cardboard in trash chutes.
- Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.
Liability & Disclaimers
- Guests assume all risks related to the property and amenities.
- No refunds for Wi-Fi issues, amenity closures, maintenance, inspections, weather, or service interruptions beyond management's control.
- Refunds only for mandatory evacuation orders, as outlined in the rental agreement.
- Furnishings, amenities, and décor may change without notice. No refunds for such changes.
