My family and I enjoyed our stay tremendously. Toby was kind, very responsive and checked in with us to make sure we had everything we needed. The house was exactly as described and had more than ample room for our large group. Would definitely stay here again.

- Guests are responsible for the condition of the home, its contents, and compliance with all house rules, local laws, and regulations. Any breach may result in termination of the stay without refund.

- Weddings, parties, events, or gatherings are not permitted without prior written approval from management. Unauthorized events may result in eviction.
- Guests must comply with all local noise ordinances and community regulations. Disturbances or complaints may result in eviction without refund.
Prohibited Activities
- Smoking is not permitted anywhere on the premises. Violation fee $200 cleaning fee.
- All illegal activities are strictly prohibited and may result in immediate eviction and legal action.
- Do not leave food or trash outside, especially in spring and summer. Wildlife interference resulting from guest negligence is the guest’s responsibility. Do not approach wildlife, including bears or moose.
Equipment & Amenities
- Winter conditions are common. 4WD, snow tires, or chains are strongly recommended. No refunds for road, driveway, or access conditions.
- Hot tub _(if equipped)_: Use is at guest’s own risk. No liability for injury. No refunds for hot tub malfunctions beyond management control. Abuse of hot tub water results in a $100 drain and clean fee.
- Internet service is not guaranteed. Interruptions due to provider issues or equipment failure do not qualify for refunds.
- All appliances are in working order at last inspection. Report issues promptly. Management may enter the home for repairs. No refunds for appliance or system malfunctions.
Checkout & Care
- Home is professionally cleaned before arrival. Guests are responsible for maintaining cleanliness during their stay.
- Home must be left in reasonably clean condition. Excessive cleaning, damage, or missing items will be charged to the damage deposit or card on file.
- Lost or damaged linens or towels will be charged.
