KEY Curation Notes

Four independent units with combined sleeps for 18, each with a full kitchen and washer/dryer. This four-plex configuration works well for multigenerational trips or friends who want separate bases but shared social space. Book one unit solo or the entire complex as a group.

Temporary beach access closure through Spring 2026. The City of Carlsbad is rebuilding the direct beach stairs across the street; nearest public access is three blocks south off Tamarack Avenue. After spring, you'll be steps from the sand; right now, plan a short walk.

Private oceanfront courtyard with gas grill, seating for 14, and an outdoor shower to rinse sand. The 3BR unit anchors the property with its own fire pit and unobstructed Pacific views from the patio. Shared spaces are well-appointed for group gatherings.

Parking and walkability are genuine assets. Three private garages, two reserved spots, and street parking mean no hunt for a spot. The location is a 2-minute walk to Carlsbad Village restaurants, breweries, and shops; LEGOLAND is 3 miles away.

Fast WiFi, all-white kitchens with full appliances and cookware, and smart TVs throughout. Good for remote work or streaming. Supplied with basics like a coffee maker, blender, and cooking gadgets; beach essentials (chairs, umbrellas, boogie boards, beach towels) are included.

The City of Carlsbad is rebuilding the beach stairs across the street. There will be no construction activity during the summer. Construction will resume between Fall 2026 and the project estimated to be completed in Spring 2027. Nearest beach access is three blocks south off of Tamarack Avenue.

This is a four-plex unit that includes a 3BR unit, a 2BR unit, a 1BR unit, and a studio unit. Each has its own kitchen.

Pack ’n Play setup available as an add-on for $35 + tax, or upgrade to the Pack ’n Play + High Chair setup for $55 + tax.

Mid-stay housekeeping is available upon request for an additional fee. Please contact us to schedule.

A starter set of essentials is provided, including toilet paper, paper towels, shampoo, conditioner, body wash, hand soap, dish soap, laundry detergent, and Keurig coffee K-cups. For longer stays, guests will need to replenish consumable items such as toilet paper, paper towels, and other supplies as needed.

Bath towels, beach towels, clean linens, quilts, and cold-weather blankets are provided. Where available, beach supplies such as beach chairs, an umbrella, boogie boards, and kids' beach toys are also included.

Restrictions

Guests & Occupancy

The primary renter must be at least 25 years old and remain at the property for the duration of the stay. Please notify management in advance if any guests under 18 years of age will be staying at the property.
Occupancy must not exceed the maximum listed for the property unless approved in writing. Over-occupancy incurs a $500-per-person-per-day fee and may result in eviction.
Guests are responsible for complying with the Rental Agreement, HOA/community rules, and all applicable property policies.
Properties are for residential vacation use only.

Events & Noise

Commercial use, parties, events, and unauthorized gatherings are prohibited.
Events, commercial use, or gatherings require prior written approval.
Quiet hours are 10:00 PM–10:00 AM. Repeated noise complaints may result in eviction without refund.

Prohibited Activities

Pets: Pets are prohibited unless expressly permitted or approved. Approved dogs incur a $150 non-refundable fee per dog. Service animals are permitted in accordance with the ADA; please notify management in advance if bringing a service animal. Unauthorized pets may result in eviction and forfeiture of payment.
Smoking/Vaping: Smoking and vaping are prohibited anywhere on the property. Violations incur a $500 cleaning fee and may result in immediate eviction.
Illegal Substances: Drug use or other criminal activity is prohibited and will result in immediate eviction without refund.
Other Specific Restrictions: Tampering with smoke detectors, Wi-Fi routers, or exterior security cameras is prohibited. Cryptocurrency mining and the use of stolen credit cards are prohibited and may result in immediate eviction.

Equipment & Amenities

Equipment Reporting: Inspect the property upon arrival and promptly report any existing damage. The property will also be inspected after check-out.
Parking Rules: Follow all posted parking and community parking regulations. Unauthorized vehicles may be towed at the guest's expense.
No Refunds for Malfunctions: No refunds are provided for inoperable amenities _(if equipped)_, including hot tubs, Wi-Fi, or HVAC.

Checkout & Care

Cleaning Expectations: A non-refundable cleaning fee is charged at the time of booking. Additional fees apply for excessive cleaning or property damage.
Checkout Procedures: Check-in begins at 4:00 PM PST, and check-out is by 11:00 AM PST. Early check-in or late check-out is available with advance approval for $60/hour. Unauthorized late departures incur a $300/hour penalty.
Left Items: Left-behind items may be returned upon request for a $25 handling fee plus shipping. Unclaimed items are discarded after 14 days.
