KEY Curation Notes

First-floor walkout unit steps from the resort pool, with Restoration Hardware interiors throughout. The Pointe on 30A is a full-service resort complex — rooftop bar with panoramic Gulf views, La Cava covered lounge, state-of-the-art fitness center with Peloton and Mirror Trainer, hot tub, fire pits, and on-site dining at Big Bad Breakfast. For a 2BR condo this is an unusually deep amenity stack.
Both bedrooms are true suites — each with its own ensuite and patio access. The primary has a king, dual vanity, walk-in shower, and separate soaker tub. The junior suite has a queen with its own dual vanity and oversized walk-in shower. The finish level is spa-grade, not typical beach rental.
Beach access is not direct from the building — nearest public access is Inlet Beach via Orange, Wall, or Winston Lane. The complex is right on 30A and close to Rosemary Beach and Alys Beach, but guests walk or ride to the sand rather than stepping off a private boardwalk. Fee-based beach chair and umbrella service is available.
The 19-mile 30A bike path starts at the doorstep, putting Rosemary Beach, Alys Beach, Seacrest, and Seagrove all within easy reach without a car. The complex is also adjacent to retail and dining along 30A.
Sleeper sofas add flexible capacity but the official max occupancy is 6. The listing title says 8 — this appears to include the two sleeper sofas — but the booking widget and property details cap it at 6. Groups should plan around 6 confirmed guests, with the sofas as a supplement for kids or overflow rather than a formal sleeping arrangement.

The quaint beach community overlooks (and is just steps away from) the turquoise water and sugar-white sandy coastline of South Walton. Hop on a beach cruiser to explore popular Rosemary Beach and take advantage of 30A’s 19-mile bike path that takes you along the coast. If walking is more your speed, take a stroll to the nearby restaurants, cafes, and boutiques.

Parking information

- Parking passes are necessary at this home. You will find a parking pass in your unit upon arrival. Please return to your car immediately and place this pass visibly in your car. - Driving a Tesla? Rest easy: guests at this resort will have access to Tesla charging stations! Guests may keep a golf cart on the premises; however, it cannot stay plugged into the building’s outlet for extended periods of time.

Things you need to know

For a fee, guests should have access to beach chair and umbrella service. Packed everything but the kitchen sink? No worries! You’ll find complimentary luggage carts on floor one of the building.

This home offers guests an award-winning resort-style pool with custom cabanas and 4 stainless-steel BBQ grills. The pool deck is conveniently located at the center of the property (between buildings 2 and 3). Guests can gain access through the lobby or using the gate at the north end of the property. Here you will also find a hot tub, tanning deck, lounge areas, fire pits, and onsite dining (breakfast and lunch). Lined with palm trees and natural vegetation, it’s the perfect setting to relax and decompress, day or evening! For guest use and convenience, outdoor showers are located near units 311 and 316.

Our pool is heated from November 1st until March 31st. Starting 4/1/24, the pool is not heated. Please note that inclement weather (lightning within 5 miles) may lead security to block access to the pool deck.

Guests can access the beautiful and enticing beaches of 30A at Orange Street, Wall Street, and Winston Lane. The Inlet Beach access points are closest to you. Inlet Beach Regional Access is the largest county access and features three dune walkovers and 117 parking spaces.

Wristbands must be worn on property if guests wish to access certain areas (including, but not limited to, the pool deck).

Trash rooms are located on each floor to the left of the elevators.

Restrictions

Guests & Occupancy

  • Primary renter must be 21 and stay in the unit.
  • Do not exceed maximum occupancy. Children under 2 count toward occupancy.
  • Booking guest is responsible for all occupants, visitors, damages, and rule violations.
  • No subletting, reservation transfers, or booking for another party.

Events & Noise

  • No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
  • Quiet Hours: 10 PM–7 AM (or as posted by the community).

Prohibited Activities

  • Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
  • Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
  • No illegal drugs.
  • No firearms or weapons.
  • No climbing, jumping, throwing items, or hanging items from railings.

Equipment & Amenities

  • Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
  • A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
  • Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
  • Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
  • Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
  • Security Cameras: Exterior cameras may be in use.

Checkout & Care

  • Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
  • Do not rearrange furniture.
  • Bag all trash. Do not place large items or cardboard in trash chutes.
  • Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.
