KEY Curation Notes

Four bedrooms sleep up to ten, with three king ensuites and a bunk room. The primary king ensuite is on the main level; the lower level holds a second king ensuite, a bunk room with two sets of XL twin bunks, and a fourth king ensuite at the end of the hall. Every bedroom has blackout shades, high-end bedding, and its own streaming TV.
The lower level is built around a game room with an air hockey table, bar area with wine fridge, and a 65" streaming TV. The lower deck has a 6-person hot tub and a custom twin-size bed swing. A wood-burning firepit is on the grounds.
A whole-home generator is installed for power outages.
Location note: positioned near Camp Eagles Nest and the North Pavilion, with quick access to the Beech Mountain gate — useful for ski trips to Beech Mountain without crossing the full community.
The Eagles Nest community amenity fee is billed separately at $35 per night, capped at $175. Included access covers hiking and biking trails, ATV trails (on-site rentals through Off Road Adventures — personal machines not permitted at the gate), pickleball, tennis, basketball, disc golf, ropes course, mini-golf, playground, and the summer concert amphitheater (admission not included). Eagles Nest Winery day passes are $25 per person.
Active construction is ongoing on a neighboring lot and in several Eagles Nest neighborhoods. Noise is possible Monday through Saturday, 7am–7pm.
4WD or AWD is required in winter months, and chains may be necessary.
Cell reception is limited on some roads within the community; the home has internet.
Starter supplies are minimal — KEY.co can arrange grocery delivery before your arrival.

High Boulder Hill is located near Camp Eagle’s Nest and the North Pavilion and offers easy access to the Beech Mountain gate of Eagle’s Nest, allowing for quick access to skiing and other activities.

Parking information

Guests are not allowed to bring their own ATVs and would be denied entry at the gate.

Getting to the property

4WD required for winter months, and chains may also be necessary in times of snow or ice.

We spent three enjoyable weeks at High Boulder Hill in October. The house is spacious and very comfortable. The mountain view is fantastic. We had some furnace problems initially, but Amy Waters in customer service and the maintenance staff responded quickly to rectify the problem. We look forward to coming back to Eagles Nest next year.

Things you need to know

EV charger can be found on the side of the front porch.

The home offers a generator in case of loss of power. The generator will self-test every Saturday at 10 am.

This homeowner uses one exterior security camera, aimed at the front entry steps, to ensure their home remains safe. No other cameras are on site.

Guests are responsible for supplying all their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)

The summer concerts are open to all guests; however, there may be an admission fee for each person and a cash bar for food and drinks.

All linens and towels provided.

Any key on the digital keypad will lock the entry door.

All Eagles Nest homes have an additional amenity fee to maintain the luxurious amenities.

Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods, including nearby. Construction noises may be heard 7am-7pm Monday through Saturday.

Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.

The property is set up for light housekeeping, including linens and towels. We provide a STARTER SET of toilet tissue, paper towels, bath toiletries, dish soap, and trash bags. This is enough for one or two nights, but if you are staying for an extended length of time, you should plan to bring some supplies from home or plan to purchase these items at a grocery store when you arrive.

We provide one towel and washcloth per person that each respective house accommodates, plus a few extra towels if there is a hot tub. The beds are made up with clean linens (except bunks, sleepers, and futons, but linens are provided on site). If you routinely use two towels after bathing, you may need to bring some of your own.

This home comes equipped with a basic set of cookware, sufficient plates & silverware for the occupancy of the home, and basic serving and baking dishes. Most homes do not have unusual items such as crockpots or blenders, so if you’re planning a dish that requires an unusual item, it is best to bring that from your home.

This home is not stocked with cooking oils or spices, hairdryers, condiments, coffee, coffee filters, or food storage items, including plastic wrap or foil.

Guests do not have access to the locked-off portion of the Sportsman’s Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

Guests & Occupancy

  • Age requirements: Primary guest must be at least 25 years old and must remain on-site for the full stay.
  • Maximum occupancy: Occupancy limits (including children) must not be exceeded at any time.
  • Guest accountability: The booking guest is responsible for all occupants, compliance with rules, and any damages beyond normal wear and tear.
  • Unauthorized guests: $25 per person per day for exceeding occupancy; may result in immediate removal.
  • Approved use of property: Use is limited to vacation purposes unless prior written approval is obtained. Subletting or assignment is not permitted without written approval.

Events & Noise

  • Events & gatherings: Not permitted without prior written approval; unauthorized events may result in fines, immediate removal without refund, and charges for damages/cleaning.
  • Noise restrictions: Must comply with local noise regulations at all times.

Prohibited Activities

  • Pets: Allowed only in designated homes with prior approval and a non-refundable pet fee. Unauthorized pets: $200 fee + $500 cleaning fee; may require removal or termination without refund. Pets must meet all listing restrictions and be pre-treated for pests.
  • Smoking/vaping: Strictly prohibited indoors; $300 smoke remediation fee.
  • Illegal activities: Any violation of laws or regulations is prohibited and may result in termination of stay.
  • Fireworks & firearms: Strictly prohibited at all times.
  • Fire/fireplace misuse: No burning wood in gas fireplaces. No roasting food in fireplaces. Unauthorized outdoor fires prohibited (fees apply).
  • EV charging: Prohibited unless specifically approved; $500 fine.

  • Internet/TV/phone: No refunds for outages or service issues. Pay-per-view is prohibited; charges will be billed if used. Long-distance calls must not be billed to the home.
  • Appliances & equipment: No refunds for malfunctions (TV, hot tub, appliances, etc.).
  • Equipment reporting: Issues must be reported promptly; repairs will be attempted but are not guaranteed.
  • Parking rules: Vehicle limits apply; some areas restrict motorcycles, RVs, or trailers. No roadside parking if prohibited.
  • Restricted areas: Locked closets/areas are off-limits.
  • Firewood: Available for purchase ($25/day) with 7-day advance notice.

Checkout & Care

  • Check-in: Begins at 4:00 PM (may vary up to 5:00 PM depending on home/season). No early check-in guarantees or compensation.
  • Checkout: By 10:00 AM.
  • Key return: $25 fee for lost keys.
  • Cleaning expectations: Leave the property in reasonable condition. Bag and dispose of trash, start dishwasher, and place used towels as instructed.
  • Furniture & home care: Maintain cleanliness and avoid unsafe or unsanitary conditions.
