Guests & Occupancy

• The primary guest must be at least 25 years old, or meet the applicable minimum age required by property-specific terms or law, provide proof of age upon request, and remain on the property throughout the stay. Underage Guests must be accompanied by a parent or legal guardian.
• The number of Guests must not exceed the reservation's approved occupancy or the property's maximum occupancy.
• The primary Guest is responsible for all Guests' actions and compliance with property rules.
• The property may be used for temporary stays only, not as a permanent residence.

Events & Noise

• Parties, events, commercial photography, filming, and temporary structures are prohibited without prior written approval; additional fees may apply.
• Quiet hours are enforced from 10 PM to 8 AM. Neighbors must be respected.

Prohibited Activities

• Pets: Pets must be authorized in the reservation. Service animals are permitted as required by law; emotional support animals require pet authorization. Violations, including unauthorized or additional pets, may result in charges up to $1,000. Pet-free properties are not guaranteed to be allergen-free.
• Smoking: Smoking of any kind is prohibited throughout the property, including porches, decks, and outdoor areas.
• Illegal Activities: Illegal activities, including unlawful internet downloads, are prohibited.
• Grills_ (if equipped)_: Charcoal grills are prohibited.
• Rule Violations: Violations may result in termination of the stay and removal without a refund.

Equipment & Amenities

• Maintenance & Equipment Reporting: Maintenance, housekeeping, and safety issues must be reported immediately, with reasonable time allowed for resolution. Property access may be required with reasonable notice or immediately during emergencies.
• Shared Amenities _(if equipped)_: Shared pools, hot tubs, parking areas, and fitness centers are outside the rental provider's control.
• Parking: All parking regulations must be followed.

Checkout & Care

• Early check-in and late check-out may be available for an additional charge. Unauthorized late departures may incur a fee up to one night's rental.
• Damage or loss may be charged to the Guest. Rule violations or excessive mess may result in additional cleaning charges up to $500 or actual costs if greater
• Doors and windows must be locked when the property is unattended.

Liability & Disclaimers

• The property is provided as-is, with all warranties disclaimed to the maximum extent permitted by law.
• Stairs, docks, hot tubs, wildlife, and other potential hazards are used at the Guest's own risk. Minors must be supervised by adults at all times.
• No refund or compensation is owed for property unavailability caused by circumstances beyond the rental provider's control, including severe weather, natural disasters, mechanical failures, evacuation orders, or utility outages.
• Comparable accommodations may be substituted due to ownership changes, removal from the rental program, or extensive repairs. If unavailable, alternative accommodations with applicable price adjustments or a full refund may be offered, subject to booking channel terms.
• Liability for personal injury, illness, emotional distress, property damage, and indirect or consequential losses is disclaimed to the maximum extent permitted by law. Guests are responsible for claims arising from their actions or those of their accompanying Guests.
• Travel insurance is recommended for cancellation-related financial protection, subject to the selected policy's coverage and terms.
