KEY Curation Notes

Ski-in/ski-out via direct Blue Moon run access. Reach Challenger and Iron Horse chairlifts from your door; ski back from multiple peaks on green and blue trails (private vehicle recommended year-round).
All four bedrooms have en-suites. Primary suite on main floor with soaking tub and walk-in shower; lower level has two king suites plus a bunk room with 3 twin-over-queens (sleeps 9) with its own bath.
Game room upstairs with pool table, ping pong, and 70" Smart TV (Wii included). Private hot tub, heated 2-car garage with boot warmers, and Spanish Peaks-view deck complete the outdoor space.
Starter supplies are provided. Kitchen basics, linens, towels, and toiletries cover your arrival; you're ready to cook and settle in.
Big Sky's cool mountain nights provide natural ventilation. Open windows at night and close by morning for comfort; winter guests won't notice the absence of AC.

We stayed here with our family on spring break and wow! Such an amazing experience. Groomed snow right to our back porch! Highly recommend this house. We will definitely be returning! Easy access to Pony Express lift when you ski out of the house and you can ski back to this house from Swift Current, Iron Horse, Madison 8, and Challenger lift. You can ski to the house on a green trail, or a blue trail so it was perfect for my family and our 4 kids with all different skill levels!!

Things you need to know

Linens and towels are provided, including sheets, pillows, blankets, comforters, body towels, hand towels, washcloths, and hot tub towels.

Starter supplies are provided and include kitchen trash bags, a dishwasher pod, dish soap, a sponge, two rolls of paper towels, foil, cling wrap, Ziploc storage bags, coffee filters (coffee not included), two rolls of toilet paper and one box of tissues per bathroom, a laundry detergent pod, dryer sheets, cleaning solution, shampoo, conditioner, body wash, and body lotion.

This home does not have air conditioning. Most homes in Big Sky do not have air conditioning due to the area's typically mild summer temperatures. To keep the home comfortable, open the windows during the cool evening hours, then close the windows and blinds in the morning to help retain the cool mountain air throughout the day.

Ski-Out Directions: From the House: Exit the back door and ski directly onto the Blue Moon run. For access to Moonlight Basin, follow the trail to the Pony Express lift. For Big Sky Resort, continue along the groomed trail to the lower Bozeman Trail Access, leading to the Mountain Village.

Ski-In Directions: From Big Sky Resort: Ski down the Jay Walk to the BTR road towards Moonlight Basin, then onto the Blue Moon run. Look for the trail leading back to Diamond Hitch homes. Follow this trail past the "Watch for dogs" sign, under the ski tunnel, and the house will be on your left.

From Moonlight Basin: Ski down the Fast Lane to the Blue Moon run. Take the left at the main intersection, then a right past the first set of Diamond Hitch homes. Follow the trail between the homes, cross the road, and ski back to the front door. Please note that ski-in/ski-out access is subject to snow conditions, and a private vehicle is recommended for guests of this vacation rental.

Restrictions

Guests & Occupancy

  • Occupancy is limited to the maximum stated in the reservation or property listing. Exceeding this limit may result in immediate eviction without refund unless approved in writing.
  • The primary guest is responsible for all occupants, visitors, property condition, damages, compliance with the rental agreement, and securing the property (including locking doors and windows).
  • Additional occupants beyond the approved limit are prohibited unless approved in writing and may result in immediate termination of the reservation without refund.
  • Property may only be used as a private vacation residence for lawful purposes.

Events & Noise

  • Events or occupancy exceeding the approved guest limit require prior written approval.
  • Any exception to occupancy limits or pet restrictions requires written authorization.
  • Guests must respect neighbors and avoid excessive noise or disturbances. Police or neighbor complaints may result in immediate eviction without refund.

Prohibited Activities

  • Pets: Pets are prohibited unless expressly approved in writing. Unauthorized pets may result in immediate eviction without refund.
  • Smoking/Vaping: Smoking is prohibited anywhere on the property.
  • Illegal Activities: Illegal activity or unlawful use of the property is prohibited.
  • Property Alterations: Do not move furniture, artwork, electronics, kitchenware, or install nails, adhesives, or fasteners. Guests are responsible for restoring or repairing altered equipment and media systems.

Equipment & Amenities

  • Seasonal Requirements _(if applicable)_: Certain properties require 4-wheel-drive vehicles during the winter months (October-May). Vehicles with snow tires are strongly recommended.
  • Hot Tub _(if equipped)_: Children under 12 must be supervised by an adult. Use is at your own risk. Keep the cover on when not in use, never stand on the cover, report cloudy or malfunctioning water immediately, and excessive cleaning due to guest misuse incurs a $50 fee. Hot tub fees are refunded only if confirmed inoperable for most of the stay due to non-guest-related maintenance.
  • Internet/Phone/TV _(if equipped)_: Internet, cellular service, and television functionality are not guaranteed. No refunds are provided for service interruptions or equipment malfunctions.
  • Appliances & Equipment: Use all appliances and equipment only as intended. Contact management for operating instructions if needed. Guests are responsible for damage caused by misuse and for costs to restore disconnected or reconfigured entertainment systems.
  • Equipment Reporting: Report damaged or non-functioning equipment immediately upon arrival.
  • Parking: Park only in designated areas. Improperly parked vehicles may be towed at the owner's expense.
  • No Refunds for Malfunctions: No refunds are provided for equipment, internet, television, telephone, or amenity failures. Reasonable repair efforts will be made.

Checkout & Care

  • Leave the property in good condition, allowing for normal wear and tear.
  • Check-in begins after 4:00 PM. Check-out is by 10:00 AM. Unauthorized late checkouts may incur additional rental charges.
  • Lost entry devices incur a $75 replacement fee.

Liability & Disclaimers

  • The property owner and manager are not responsible for lost, stolen, or damaged personal belongings.
  • Guests assume all risks associated with the use of the property, including hot tubs, ski access, and other amenities. The owner and manager are not liable for related injuries except as required by law.
  • Internet, television, telephone, utilities, equipment, and other amenities may experience interruptions. Repairs will be made as reasonably possible, but availability is not guaranteed.
  • No refunds are provided for weather, storms, road conditions, snow conditions, or other natural events that affect travel or use of the property.
  • The property owner or manager may enter the property for emergencies, maintenance, repairs, inspections, or to verify compliance with the rental agreement, with reasonable notice when practical.
