The thoughtfully designed front deck ensures a pet-friendly environment, while the interior features two king-sized bedrooms with private baths, a spacious living room with a gas fireplace, a large flat-screen TV, a cozy sofa bed, and recliners for ultimate relaxation. The gourmet kitchen boasts a large island, stainless steel appliances, quartz countertops, and a K-Duo Plus coffee maker, perfectly equipped for culinary delights. Perched between the Great Camp and North Pavilion areas, Green Valley II offers prime access to Eagles Nest’s premier amenities. Summer invites guests to explore the scenic hiking trails right from the doorstep, either on foot or by ATV. The community offers a myriad of activities including concerts at the Great Camp amphitheater, a ropes course, mini-golf, sports courts, and a dog park. Enjoy the seasonal delights at the Sportsman’s Grille and relax by the fire pit at the North Pavilion. Wine enthusiasts can visit the Eagles Nest Winery, savoring fine wines against the backdrop of panoramic mountain views. KEY Curation Notes

Two king bedrooms with private en-suite bathrooms are positioned on either side of the main living area, with a sofa bed in the living room and a loft with two twin beds providing additional sleeping capacity for up to six.
Long-range mountain views extend into Tennessee and Virginia from the living room and covered back deck, which has a gas grill, dining table, and fire table with Adirondack chairs. A stone firepit in the back rounds out the outdoor space for evenings outside.
The kitchen is quartz-countered and stainless throughout, with island seating for six and a K-Duo Plus coffeemaker. A separate laundry room is off the kitchen.
The Eagles Nest community amenity fee is $35 per night, capped at $175, billed separately. Included access covers hiking trails, ATV trails (rentals available on-site through Off Road Adventures — personal machines not permitted), pickleball and basketball courts, disc golf, ropes course, playground, mini-golf, and the amphitheater, which hosts summer concerts from May through November (admission not included). Eagles Nest Winery day passes are available on-site for $25 per person.
A whole-home generator is installed for power outages, which can occur during mountain storms.
4WD or AWD is required November through March, and chains may be necessary for some property access roads in winter conditions.
Active construction is ongoing in several Eagles Nest neighborhoods. Noise is possible Monday through Saturday, 7am–7pm.
Cell reception is limited on some roads within the community; the home has internet. Starter supplies are minimal — KEY.co can arrange grocery delivery before your arrival.

What phenomenal views of the mountains! Extremely clean cabin with kings in each bedroom making for a very comfy stay. The kitchen has ample cookware with everything very nicely labelled and organized. The deck is wonderful including a small gas firepit for post-ski hot chocolate. Easy to access and appreciate the multiple gates to/from Eagles Nest. The playground and courts nearby are a great plus, which our kids enjoyed and used to make friends. We will certainly be back to watch the sun slowly fade over the mountain.

Things you need to know

The home offers a generator in case of loss of power.

Firewood for the fire pit may be added at the time of booking under "Additional Fees" after entering payment info or by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.

Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.

Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)

The summer concerts are open to all guests however there is an admission fee for each person and cash bar for food and drinks.

Restrictions

Guests & Occupancy

  • Age requirements: Primary guest must be at least 25 years old and must remain on-site for the full stay.
  • Maximum occupancy: Occupancy limits (including children) must not be exceeded at any time.
  • Guest accountability: The booking guest is responsible for all occupants, compliance with rules, and any damages beyond normal wear and tear.
  • Unauthorized guests: $25 per person per day for exceeding occupancy; may result in immediate removal.
  • Approved use of property: Use is limited to vacation purposes unless prior written approval is obtained. Subletting or assignment is not permitted without written approval.

Events & Noise

  • Events & gatherings: Not permitted without prior written approval; unauthorized events may result in fines, immediate removal without refund, and charges for damages/cleaning.
  • Noise restrictions: Must comply with local noise regulations at all times.

Prohibited Activities

  • Pets: Allowed only in designated homes with prior approval and a non-refundable pet fee. Unauthorized pets: $200 fee + $500 cleaning fee; may require removal or termination without refund. Pets must meet all listing restrictions and be pre-treated for pests.
  • Smoking/vaping: Strictly prohibited indoors; $300 smoke remediation fee.
  • Illegal activities: Any violation of laws or regulations is prohibited and may result in termination of stay.
  • Fireworks & firearms: Strictly prohibited at all times.
  • Fire/fireplace misuse: No burning wood in gas fireplaces. No roasting food in fireplaces. Unauthorized outdoor fires prohibited (fees apply).
  • EV charging: Prohibited unless specifically approved; $500 fine.

Equipment & Amenities

  • Seasonal requirements: (if applicable) 4WD/AWD and/or tire chains strongly recommended November–April; no refunds for lack of preparation.
  • Hot tubs _(if equipped)_: Use at your own risk; not suitable for individuals with infections or open wounds. Must follow all sanitation and usage rules (no additives, glass, or tampering). $500 fee for cover damage; additional fees for misuse or extra cleaning.
  • HVAC & utilities: Some homes may not have air conditioning; no refunds due to weather or lack of AC.
  • Internet/TV/phone: No refunds for outages or service issues. Pay-per-view is prohibited; charges will be billed if used. Long-distance calls must not be billed to the home.
  • Appliances & equipment: No refunds for malfunctions (TV, hot tub, appliances, etc.).
  • Equipment reporting: Issues must be reported promptly; repairs will be attempted but are not guaranteed.
  • Parking rules: Vehicle limits apply; some areas restrict motorcycles, RVs, or trailers. No roadside parking if prohibited.
  • Restricted areas: Locked closets/areas are off-limits.
  • Firewood: Available for purchase ($25/day) with 7-day advance notice.

Checkout & Care

  • Check-in: Begins at 4:00 PM (may vary up to 5:00 PM depending on home/season). No early check-in guarantees or compensation.
  • Checkout: By 10:00 AM.
  • Key return: $25 fee for lost keys.
  • Cleaning expectations: Leave the property in reasonable condition. Bag and dispose of trash, start dishwasher, and place used towels as instructed.
