KEY Curation Notes

A single-level layout built entirely around the backyard. The private pool and in-pool hot tub anchor a self-contained patio with an outdoor kitchen and fire pit, all just off the kitchen door.

Pool heating is an add-on, not a given. Ask about current rates before booking if a warm swim matters to the trip; the in-pool hot tub itself comfortably seats four at no extra charge.

The primary suite is the standout room. It has slider access straight to the backyard, a walk-in closet, and an ensuite with dual sinks and a soaking tub plus walk-in steam shower; the other three bedrooms share two bathrooms.

A converted garage does double duty as a game room, with a pool table, arcade game, and an electric futon, though it's the one space in the house without air conditioning.

Parking is tight for a house that sleeps 10. The driveway fits two small cars or one large one, so plan on street parking for the rest of the group.

This home is located in a quiet neighborhood and is only suitable for quiet groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy, and/or parties. We do NOT allow Bachelorette or Bachelor Parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting.

Cameras mounted on the front of the home are not operable.

Home is stocked with beach towels, one bath, hand and washcloth per maximum occupancy, coffee filters, salt and pepper, paper towels, garbage bags, sponge, hand soap, dishwasher detergent (if applicable), laundry detergent and starter bathroom amenities including toilet paper. Kitchens are stocked with cookware and dishware for all of your cooking needs.

Restrictions

Guests & Occupancy

The primary guest must be at least 25 years old. Guests under 25 must be accompanied by an adult, and all-adult groups must consist entirely of guests age 25 or older.
By signing the rental agreement, the primary guest agrees to comply with all house policies and is responsible for the conduct of all occupants and visitors.
The name on the credit card must match the primary guest listed on the rental agreement.

Events & Noise

Parties & Disturbances: Parties, excessive noise, over-occupancy, and neighborhood disturbances are strictly prohibited. Violations may result in immediate eviction.
Quiet Hours: All outdoor conversation and music must move indoors by 10:00 PM. Pool and hot tub use _(if equipped)_ must also end by 10:00 PM in accordance with local noise regulations.

Prohibited Activities

Pets: Pets are permitted only with prior approval. Applicable pet fees apply, and a photo of the pet must be submitted before approval. Guests must clean up after pets; additional cleaning fees will apply if pet waste is left behind.
Smoking/Vaping: Smoking or vaping of any kind is prohibited. Evidence of smoking, including odors, burns, or other damage, may result in eviction, and guests are responsible for all associated damages and cleaning costs.

Equipment & Amenities

Air Conditioning _(if equipped)_: Not all homes have air conditioning. Fans are provided where applicable. Please review the property listing before booking.
Hot Tubs & Pools _(if equipped)_: Hot tubs are included with the rental. Pool heating is available for an additional fee and requires a minimum three-night reservation.
Equipment Reporting: Guests must notify management if smoke or carbon monoxide detector batteries need replacement and should confirm detectors are functioning properly upon arrival.
Amenities: Starter supplies and household essentials are provided. Inventory and included amenities vary by property.

Checkout & Care

Check-In: Check-in begins at 4:00 PM. Early check-in is available only with prior approval.
Check-Out: Check-out is by 10:00 AM. Late check-out requires advance approval, is unavailable from Memorial Day through Labor Day, and unauthorized late departures that delay housekeeping may incur additional charges.

Liability & Disclaimers

Refunds will not be issued for construction, power outages, internet outages, weather events, or other acts of nature beyond the owner's control.
If a property becomes unavailable due to maintenance or sale, guests will be offered a comparable replacement property or receive a full refund.
Furnishings and amenities may be updated without notice. Replacement items may differ in appearance but will be of similar function.
Guests use the property and all amenities, including pools and spas _(if equipped)_, at their own risk. The primary guest is responsible for informing all occupants of potential hazards and assumes responsibility for accidents except where prohibited by law.
