Directly on the beach at Saint's Landing, Brewster, with panoramic Cape Cod Bay views and private beach access — the home comes with umbrellas, chairs, and two kayaks already set up on the sand. At low tide, the Brewster Flats stretch out for a mile or more, creating the classic Cape Cod Bay experience that families return to year after year.
"Upside down" layout with the kitchen, dining, and main living space on the second floor — a thoughtful design choice that puts the best views where you spend the most time. The primary bedroom suite is also on this level with direct bay views. A separate guest wing on the upper level has its own king en-suite and a bunk room with queen.
Six bedrooms across three levels sleeping 14, with a lower-level game room (ping pong, TV, DVD) and an additional sleeping area with a queen bed. Jack-and-jill bath connects two of the lower bedrooms; two laundry areas throughout the house.
Three-car garage, screened porch, Sonos system, basketball court, and central AC — the amenity depth here is well above the typical Cape beach house at this size. No pool, but with private beach steps from the door it's rarely missed.

We have been renting houses at the Cape for at least 25 years. This house is by far the nicest house we have stayed in, ever. Part of it was the location, right on the bay, with incredible sunsets every day. The house was well maintained, fully stocked with beach gear, bikes, toys, books, etc. Lots of room to spread out and find privacy along with large gathering spots for everyone to be together. Kitchen was well equipped. No complaints. Even the AC worked, although it was relatively cool while we were there.

Things you need to know

Rents Saturday to Saturday during peak season.

A “starter set” of cleaning/paper products is provided. There will be paper towels and bath tissue to start off your week. Similarly, you will be provided with cleaning products like dish soap, laundry detergent, all-purpose cleaners, etc. We ask that you replace what you use so the guests coming in after you can enjoy the same convenience. Some kitchen trash bags will also be provided.

Fresh sheets and bath towel sets for each guest are included. A bath towel set includes a bath towel, hand towel, and face cloth.

Guests are charged a cleaning fee for all stays less than 7-nights. Stay 7-nights or more and the cleaning fee is waived.

Restrictions

Guests & Occupancy

  • No more than the number of guests listed on the lease may occupy the property at any time, including infants, children, and overnight visitors.
  • Guests are responsible for all damage, loss, or added expenses incurred during the stay (including pay-per-view charges). All known damage or loss must be reported before departure to remain eligible for accidental damage coverage.

Events & Noise

  • Weddings, receptions, reunions, or any gathering exceeding the approved occupancy are prohibited without prior written approval. Failure to obtain approval will result in a penalty equal to an additional full weekly rental rate.

Prohibited Activities

  • No animals, birds, or pets of any kind unless explicitly approved in the lease. Violation fee: $5,000.
  • Smoking or vaping is prohibited anywhere on the premises. Violation fee: $5,000.
  • Illegal activities and fireworks are strictly prohibited.
  • Tampering with, disabling, redirecting, or obscuring exterior security cameras (e.g., Ring doorbell) is prohibited and may result in lease cancellation. No interior cameras are used.

Equipment & Amenities

  • Utilities are provided (electricity, water, gas if applicable, heat, trash). Guests must use utilities responsibly and avoid waste.
  • Appliances and equipment (HVAC, internet, cable TV, dishwasher, washer/dryer, gas grill) are maintained but not guaranteed. No refunds will be issued for outages or malfunctions.
  • The number of vehicles parked at the property may not exceed the number listed on the lease and must be parked only in assigned spaces. Camper vehicles or vehicles providing sleeping accommodations are not permitted without prior written approval.

Checkout & Care

  • Late Checkout Fees: $500 per hour (or portion thereof) for up to two hours past checkout. After two hours, additional lease penalties apply. The property must be left clean and in good, habitable condition per the checkout checklist. Lost key fee: $25 per key.
