Things you need to know
Guests will have access to the entire home.
The spacious living room features soaring ceilings, floor-to-ceiling windows, and a fireplace, creating a bright and sophisticated gathering space. Its open-concept design flows seamlessly into the dining and kitchen areas.
The gourmet chef’s kitchen is equipped with premium Miele and Wolf appliances, a generous breakfast bar, and easy access to the temperature-controlled wine room. Its sleek, open design makes it ideal for both everyday dining and entertaining.
The resort-style outdoor area features a pool, spa, outdoor kitchen, fire pit, and expansive lounge spaces. Designed for effortless indoor-outdoor living, it provides an inviting setting for relaxing and entertaining.
Pool use is not permitted after 10 PM, and all sliding doors leading to the outdoor areas must remain closed after this time.
The home is located in a very quiet residential area with zero tolerance for noise disturbances. Exterior cameras and noise-monitoring devices are in place to ensure compliance with the house rules. Any violation or verified neighbor complaint may result in immediate eviction.
Pool heating is available upon request for an additional $90 per day.
Please report any existing damage at check-in. Minor issues are generally not charged. For larger damages, costs will be discussed and agreed upon fairly with guests before checkout whenever possible.
Restrictions
Guests & Occupancy
- Age Requirements: The primary renter must typically be 25 years or older and remain at the property for the entire stay.
- Maximum Occupancy: Occupancy is limited to the number of guests specified in the final booking agreement. Unauthorized or unlisted guests may result in immediate eviction without refund.
- Approved Use: Professional photography, commercial filming, music video production, and corporate branding activations require prior written approval and a formal commercial contract from Oraklus.
- Guest Responsibility: Accidental damage, broken fixtures, missing items, or excessive stains must be reported to the property manager immediately.
Events & Noise
- Events: Parties, weddings, large gatherings, and loud celebrations are prohibited.
- Quiet Hours: Quiet hours are 10:00 PM–8:00 AM in accordance with local Los Angeles ordinances. Sound systems, outdoor speakers, and loud patio conversations must be moved indoors during these hours.
- Noise Monitoring: Smart decibel-monitoring devices may be used to measure sound levels without recording private conversations. Tampering with or disconnecting monitoring equipment may result in immediate reservation cancellation.
Prohibited Activities
- Pets: Pets are generally prohibited. Service animals or pet exceptions require prior written approval from Oraklus; additional pet fees and an increased deposit may apply.
- Smoking/Vaping: Smoking, vaping, and e-cigarette use are prohibited inside the home, on balconies, and within immediate outdoor living areas. A remediation fee will apply if smoke residue is found.
- Pool Area Restrictions: Glassware, bottles, and ceramic dishes are prohibited near the pool deck and patio; only acrylic or plastic drinkware may be used.
Damage & Cleaning Policy
- $35 per stained or damaged towel
- $100 per stained or damaged sheet
- $200 per stained or damaged duvet
- $200 if the property is left in an excessively unclean condition requiring additional cleaning
Equipment & Amenities
- Security Cameras: Outward-facing exterior cameras monitor entry gates, driveways, and main property perimeters. Tampering with or disconnecting security equipment may result in immediate reservation cancellation.
- Pool & Spa (if equipped): Diving is prohibited.
Liability & Disclaimers
- Pool & Spa (if equipped): Use is at the occupants’ own risk, and no lifeguard is on duty.
- Damage Coverage: A refundable security hold or damage waiver is required before check-in.
