The location was fantastic for access to skiing. The place was very well equipped and nicely done -- the kitchen (crock pot, nice / plentiful dishes and silverware, nice appliances); the bedrooms (lots of plugs for charging; a Wii in the bunk room; comfortable beds); and the living area (huge island for eating / game playing; nice fireplace; cozy throws). Communication was fantastic; not too much / not too little -- so getting in was a piece of cake on the day of our arrival. Owners checked in a couple of times via text / e-mail to see how things were. I hope we can return. Fantastic place

Summer guests are encouraged to participate in good ole' Montana A/C, which opens windows at night and closes them up during the day. Closing them during the day will help keep cool air inside, and we ask that you do so if you are not present at home as well.
We cannot guarantee the snow conditions at the time of your rental and are in no way liable for snow conditions that contribute to limited or restricted ski access.
Most cell phones get good reception, but please check with your service provider to determine coverage.
Restrictions
Guests & Occupancy
- The primary guest is responsible for all occupants and invitees. Occupancy is limited to registered guests; unauthorized occupancy may result in eviction and forfeiture of rent unless approved in writing.
- Property is for lawful, personal vacation use only.
- Identity and criminal database screening may be required before the reservation is confirmed.
- Authorized personnel may enter for maintenance, repairs, services, compliance checks, or emergencies, with reasonable notice when practicable.
Events & Noise
- Noise & Disturbances: Excessive noise, disturbances, or conduct affecting neighbors is prohibited. Complaints may result in eviction and forfeiture of rent.
Prohibited Activities
- Pets: Pets are prohibited unless approved in advance. Unauthorized pets may result in eviction and forfeiture of rent.
- Smoking: Smoking is prohibited anywhere on the property.
- Property Alterations: Do not move or alter furniture, artwork, kitchenware, electronics, or wiring, or attach items to walls or furniture. Damage or restoration costs may be charged.
Equipment & Amenities
- Equipment & Reporting: Use all furniture, appliances, fixtures, and equipment as intended. Report existing damage or malfunctions upon arrival; guests are responsible for damage caused by misuse.
- Internet & Media: Internet, cellular service, TVs, and other media equipment are not guaranteed to be uninterrupted. Do not disconnect or reconfigure equipment; restoration costs may be charged.
- Hot Tub _(if equipped)_: Children under 12 require continuous adult supervision. Keep the cover secured when not in use and never place weight on it. Report water-quality issues immediately. Excessive cleaning requiring additional service is $50, and damaged covers are charged at replacement cost. Water may still be heating after servicing; confirmed maintenance issues that make the hot tub unavailable for most of the stay may qualify for a refund of the hot tub fee.
- Parking: Park only in designated areas. Improperly parked vehicles may be towed at the vehicle owner's expense.
- Winter Access: Certain properties require 4-wheel drive from October–May; 4-wheel drive with snow tires is strongly recommended. Mountain roads may be steep or hazardous, and transportation service is not guaranteed.
- Amenity Use & Malfunctions: Amenities are used at the guest's own risk. Reasonable repair efforts will be made, but equipment or amenity failures generally do not qualify for refunds.
Checkout & Care
- Check-In & Checkout: Early arrival or late departure requires prior approval; unauthorized late checkout may incur additional charges.
- Property Care & Security: Keep the property clean and in good condition, secure all doors and windows, and leave the property as received, excluding ordinary wear and tear.
- Housekeeping: Linens and bath towels are provided; daily housekeeping is not included.
- Entry Items: Lost keys or other provided entry items incur a $75 replacement fee.
Liability & Disclaimers
- No refunds are provided for storms, inclement weather, natural conditions, road conditions, or resulting travel disruptions. Guests are responsible for appropriate transportation and safe travel.
- Ski Access _(if applicable)_: Snow conditions, ski operations, and ski access are not guaranteed. Guests assume the risks of skiing and related activities, and separate parking, equipment, or facility fees may apply.
