KEY Curation Notes

Two-bedroom, two-bathroom condo on the ground level of a gated mountain resort community, with mountain views, a king suite with deck access, and a queen bedroom. Fully accessible for guests with mobility considerations.

The deck has a built-in grill and outdoor seating; inside, a gas fireplace anchors the living area. The kitchen is granite with stainless steel appliances and a full-size washer/dryer in-unit.

Community amenities are extensive — fitness center, seasonal restaurant and bar, outdoor pool, 40+ miles of hiking and ATV trails, 64+ miles of private fishing streams, pickleball, bocce, fire pits, and spa services. All are steps from the condo.

The amenity fee runs $50 per day, capped at $500 per reservation — factor this into total trip cost when comparing options.

Active construction is ongoing throughout the community, Monday–Saturday, during business hours. Noise is possible, and the PM will not relocate guests once booked.

Gate hours are limited — the community entrance closes as early as 2 pm on Sundays and 6 pm on weekdays. Arrival must be timed accordingly, or access is not possible until the following morning.

Minimal starter supplies provided — enough for roughly one night. KEY.co can arrange grocery delivery before your arrival.

AWD or 4WD required November through March — no refunds for guests who arrive unprepared for winter conditions.

Neighborhood: Blue Ridge Mountain Club - The Blue Ridge Mountain Club is an upscale gated mountain community with thousands of acres of prime mountain land; over 40 miles of hiking trails; a fun swimming hole; over 64 miles of private fishing streams and creeks. Adjacent to the condo are a newly-built Fitness Center, as well as a Clubhouse with seasonally-open restaurant and bar. The outdoor lawn and courtyard between the Fitness Center and Clubhouse is a special area with fire features, comfortable outdoor furniture, and occasional planned events for guests to enjoy! The views from the Fitness Center and the lawn are astonishing!

Getting to the property

4WD/AWD and/or chains are required in times of snow and ice. It is your responsibility to come prepared for winter weather. No refunds are given if you are not prepared for winter weather.

Things you need to know

The property is set up for light housekeeping, including linens and towels. We provide a STARTER SET of toilet tissue, paper towels, bath toiletries, dish soap, and trash bags. This is enough for one or two nights, but if you are staying for an extended length of time, you should plan to bring some supplies from home or plan to purchase these items at a grocery store when you arrive.

We provide one towel and washcloth per person that each respective house accommodates, plus a few extra towels if there is a hot tub. The beds are made up with clean linens (except bunks, sleepers, and futons, but linens are provided on site). If you routinely use two towels after bathing, you may need to bring some of your own.

This home comes equipped with a basic set of cookware, sufficient plates & silverware for the occupancy of the home, and basic serving and baking dishes. Most homes do not have unusual items such as crockpots or blenders, so if you’re planning a dish that requires an unusual item, it is best to bring that from your home.

This home is not stocked with cooking oils or spices, hairdryers, condiments, coffee, coffee filters, or food storage items, including plastic wrap or foil.

The trails here are for hiking only. Guests are not allowed to bring their own ATVs, UTVs, mountain bikes, or dirt bikes.

There is one exterior security camera, overseen by the Blue Ridge Mountain Club, that is mounted on the outside of the building facing the parking area.

Please note: This condo is part of a shared-wall community and has quiet hours after 9:00 pm on weeknights (Sunday - Thursday) and 11:00 pm on weekends (Friday - Saturday). Please ensure your plans fit within these parameters.

All guests must go to the BRMC's North Gate to check in and will receive the directions to the house in their arrival packet from the gate. Guests must arrive at least 15 minutes prior to the gate closing for the day.

The gate hours are as follows:

Monday - Friday: 7 am - 6 pm

Saturday: 8 am - 4 pm

Sunday: 8 am - 2 pm

BRMC is an up-and-coming community, and there are many homes that are currently under construction. Construction noise may be audible from the home. Per the neighborhood's Architectural Review Guidelines, construction will be ongoing Monday through Thursday from 7 am to 7 pm, Friday from 7 am to 5 pm, and quiet interior work on Saturdays from 8 am to 5 pm. Construction is NOT allowed on Sundays, and the 7 am hour is for quiet interior work throughout the week. New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Black Friday, Christmas Eve, and Christmas Day will not have construction. Once reserved, guests will not be moved due to construction noise, as it has been disclosed.

Guests & Occupancy

Age requirements: Primary guest must be at least 25 years old and must remain on-site for the full stay.
Maximum occupancy: Occupancy limits (including children) must not be exceeded at any time.
Guest accountability: The booking guest is responsible for all occupants, compliance with rules, and any damages beyond normal wear and tear.
Unauthorized guests: $25 per person per day for exceeding occupancy; may result in immediate removal.
Approved use of property: Use is limited to vacation purposes unless prior written approval is obtained. Subletting or assignment is not permitted without written approval.

Events & Noise

Events & gatherings: Not permitted without prior written approval; unauthorized events may result in fines, immediate removal without refund, and charges for damages/cleaning.
Noise restrictions: Must comply with local noise regulations at all times.

Prohibited Activities

Pets: Allowed only in designated homes with prior approval and a non-refundable pet fee. Unauthorized pets: $200 fee + $500 cleaning fee; may require removal or termination without refund. Pets must meet all listing restrictions and be pre-treated for pests.
Smoking/vaping: Strictly prohibited indoors; $300 smoke remediation fee.
Illegal activities: Any violation of laws or regulations is prohibited and may result in termination of stay.
Fireworks & firearms: Strictly prohibited at all times.
Fire/fireplace misuse: No burning wood in gas fireplaces. No roasting food in fireplaces. Unauthorized outdoor fires prohibited (fees apply).
EV charging: Prohibited unless specifically approved; $500 fine.

Equipment & Amenities

HVAC & utilities: Some homes may not have air conditioning; no refunds due to weather or lack of AC.
Internet/TV/phone: No refunds for outages or service issues. Pay-per-view is prohibited; charges will be billed if used. Long-distance calls must not be billed to the home.
Appliances & equipment: No refunds for malfunctions (TV, hot tub, appliances, etc.).
Equipment reporting: Issues must be reported promptly; repairs will be attempted but are not guaranteed.
Parking rules: Vehicle limits apply; some areas restrict motorcycles, RVs, or trailers. No roadside parking if prohibited.
Restricted areas: Locked closets/areas are off-limits.
Firewood: Available for purchase ($25/day) with 7-day advance notice.

Checkout & Care

Check-in: Begins at 4:00 PM (may vary up to 5:00 PM depending on home/season). No early check-in guarantees or compensation.
Checkout: By 10:00 AM.
Key return: $25 fee for lost keys.
Cleaning expectations: Leave the property in reasonable condition. Bag and dispose of trash, start dishwasher, and place used towels as instructed.
Furniture & home care: Maintain cleanliness and avoid unsafe or unsanitary conditions.
Supplies: Starter supplies only; additional items must be purchased by guests.
