25% Refund: Receive a 25% refund when you cancel your reservation at least 31 days before check-in.
No Refund: Reservations canceled 60 days or less before check-in are not eligible for a refund.

Things you need to know
We only provide toilet paper, paper towels, and dish soap upon arrival, after that, you must buy as you need. We provide 1 bath towel and 1 beach towel per person on the reservation and 1 kitchen cloth.
Please note there is a surcharge that applies for the 7th guest and above.
Body soap, shampoo, shower gel, linens, towels, extra pillows and blankets are provided.

Restrictions
- Minimum night stay requirements vary by home and time of year.
- Please keep in mind that this is a residential area. Please be respectful of others, and no loud parties or excessive noise.
- The balcony fence is made of glass. If you bring kids, they should always be supervised in this area.
- Please note that this is a residential building and there are strict rules on noise levels and quiet times. From 9 am to 10 pm, moderate noise is permitted, meaning music, TV, and talking at a moderate level (less than 60 dB). From 10 pm to 9 am, noise is to be kept to a talking level.
- Electricity costs are extremely high in Mexico. It is already included in the payment for your stay, however, we always recommend responsible use of electricity, especially AC.
- The cleaning fee you pay only includes the cleaning and disinfection of the property before and after your reservation. Additional cleaning/change of linen and towels has an extra fee.
- A non-refundable damage waiver is required for all rentals which is payable at time of booking. A damage waiver shall cover a limited amount of damages caused by The Guest. The Guest is financially and legally responsible for all damage to the property which includes the common areas of the property. Any damages exceeding the allotted amount shall be charged to The Guest’s credit card on file. The Non-Refundable Damage Waiver shall be charged as follows:
- Studio & 1 bedroom properties – $35 USD and covers up to $1000 USD in damages
- 2 and 3 bedroom properties – $50 USD and covers up to $1500 USD in damages
- 4+ bedroom properties – $90 USD and covers up to $2000 USD in damages
- Damages include but are not limited to:
- Exceeding the maximum allowed occupancy as stipulated in the reservation contract;
- Violating the building or homeowner association rules;
- Smoking inside the property;
- Pets on property;
- Parties or gathering of excessive amount of people;
- Noise Disturbances;
- Illegal or immoral acts;
- Maintaining hazardous, poisonous, corrosive or flammable substances.
- Damages DO NOT include any illegal acts such as theft, vandalism, arson, or any other act that would be deemed contrary to local laws and regulations.
- Should the property become unavailable for any reason during The Guest’s agreed upon occupancy, KEY reserves the right to relocate The Guest to the best available and comparable property or The Guest has the right to a refund of all monies paid less credit card processing fees if an agreement cannot be reached between the Guest and KEY.
- No refunds or rescheduled trips due to hurricane activity. If you are concerned about possible interruption, cancellation, or delayed travel due to tropical occurrences, you are strongly encouraged to purchase travel insurance.
- Neither KEY nor the owner of the property shall be responsible for any accidents or injuries to the Guest before, during, or after occupancy. KEY, its owners and agents are not responsible for theft, lost or stolen items.
- Mexico does not conform to international standards (including Canadian, American, & European) regarding accommodating persons with disabilities. Please consult with a representative before booking your unit to ensure your needs are met. Should a unit be booked without prior consultation and is not accommodating to a particular disability, KEY will try to find alternate accommodations but is ultimately not responsible for re-reimbursement of funds paid.
- To enter the rental destination country, you must have a valid Passport. This applies to children, toddlers, and infants. Consult with your country’s Embassy prior to travel to ensure you will not be denied entry into your destination country. KEY or the owner is not liable for any issues regarding denied entry and subsequent inability to utilize a unit.
- The Guest hereby assumes all risk of damage to any and all personal property of the property owner and The Guest, including household furniture and goods during such use and occupancy. The Guest hereby assumes any and all risks associated with the foregoing and agrees to hold the property owner and/or KEY harmless from and indemnify the owner and/or KEY against the same. Some activities that the Guest may engage in are especially dangerous, and include motorcycle, scooter, and four-wheeler (ATV) rentals, horse-back riding, SCUBA diving, deep-sea fishing, golfing, pool and ocean swimming and surfing.
- The above lists are not all-inclusive, but simply point out some of the hazards of vacationing in foreign countries. Therefore, The Guest agrees that they are voluntarily participating in any and all activities, risks, and use of the accommodations, and hereby assumes all risk of injury, illness, damage or loss to person and property that might result, including, without limitation, any loss or theft of personal property.
- It is agreed that the Premises shall be used only for residential purposes and for no other purpose whatsoever. The Guest agrees to observe and comply with all restrictions, laws, and ordinances affecting the Premises or occupancy thereof. The Guest further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancellation of any insurance policy covering the Premises.
- Smoking is not permitted in any residence. A $150 fee may be charged for ionization if smoking in the property is detected.
