Due to the layout and design of this property including open staircases, elevated terraces, and fragile furnishings it is not suitable for children under the age of 12.
This property only allows a 6-month term minimum, up to 12 months. Furnished lease is preferred. Please note that utilities are separate from the total booking amount and are to be covered by guests throughout their stay.

- Maximum Occupancy: Occupancy may not exceed the limit stated in the listing or house rules.
- Guest Responsibility: The booking guest is responsible for all occupants, visitors, and invitees, including any damages, fines, violations, excessive cleaning, or additional costs they cause.
- Approved Use: Property use is limited to the confirmed reservation period and approved residential lodging purposes only. Subletting, assignment, or transferring the reservation is prohibited.
Events & Noise
- Events & Gatherings: Parties, events, or gatherings that exceed occupancy limits or violate house rules are prohibited without prior written approval.
- Written Approval Requirements: Commercial filming, photography, content production, pets (where approval is required), and certain events require prior written consent.
- Noise: Guests must not disturb neighbors or other occupants through excessive noise, odors, vibrations, or nuisance behavior. Violations may result in removal without refund and additional charges.
Prohibited Activities
- Pets: Animals are not permitted without prior written approval where required. Guests remain responsible for any damage, excessive cleaning, or rule violations caused by approved animals. Service and assistance animals are accommodated as required by law.
- Smoking/Vaping: Smoking or vaping is prohibited anywhere restricted by house rules, including balconies and shared areas. Smoking remediation fees may start at $500.
- Illegal Substances: Using, manufacturing, storing, transporting, or selling illegal drugs, contraband, or engaging in unlawful activity is prohibited.
- Weapons & Hazardous Materials: Prohibited weapons and hazardous or flammable materials are not allowed on the property.
- Safety Violations: Tampering with smoke detectors, carbon monoxide detectors, security devices, exterior cameras, noise monitors, utilities, or other safety systems is prohibited.
Equipment & Amenities
- Equipment Reporting: Maintenance, safety, or operational issues must be reported promptly. Unauthorized repairs, alterations, or modifications are prohibited.
- Parking Rules: Guests must comply with all stated parking limits and restrictions.
- Locked Areas/Access: Host or authorized representatives may enter with reasonable notice, or immediately in emergencies, for repairs, safety concerns, or legal requirements.
- No Refunds for Malfunctions: If a property becomes unavailable for reasons beyond the host's control, a comparable alternative or refund for unused nights may be offered at the host's discretion.
Checkout & Care
- Property Care: Guests must keep the property in a clean and sanitary condition and use appliances, fixtures, and systems responsibly.
- Checkout Procedures: Guests must depart by the published checkout time, return all keys and access devices, remove personal belongings, and leave the property in substantially the same condition as received, excluding normal wear and tear.
- Late Checkout/Overstay: Unauthorized late departures may result in additional charges, including up to 150% of the prorated nightly rate per day, plus related costs.
