Guests & Occupancy

• Maximum occupancy limits: Strictly capped at 12 guests maximum across the 6-bedroom configuration.

Events & Noise

• On-site parties, large group gatherings, or commercial events are strictly prohibited.

Prohibited Activities

• Pets: Permitted only with prior approval and require a non-refundable $350 pet fee per stay.
• Smoking/vaping: Strictly forbidden anywhere inside the home, on the patio, or in the garden spaces, with violations resulting in a $500 to $1,000 odor removal fee and immediate eviction without a refund.

Equipment & Amenities

• Appliances (grills, etc.): Expansive private garden and patio features a BBQ grill and full Crate & Barrel dining setup (if equipped).
• Parking rules: Available via an on-site attended parking garage for an additional daily or monthly fee.
• Extended stay rules: Bookings extending 60 nights or longer require a mandatory professional mid-stay cleaning every 30 days, billed separately.

Checkout & Care

• Checkout procedures: Guests must load and start the dishwasher, gather used towels, remove personal items/food, turn off lights, return furniture to its original location, lock entry doors, and place all trash in the bins to the right of the front steps.

Liability & Disclaimers

• Multi-level layouts, outdoor stairwells, balconies, and patio ledges may not be automatically child-proofed; guests with safety concerns must contact management prior to arrival.
