Guests are welcome to enjoy the building’s gym and shared amenities in accordance with building policies. Please carefully review the check-in instructions for detailed access guidelines and rules prior to use.
For all reservations with stays of 60 nights or longer, a full mid-stay cleaning by our housekeeping team is required every 30 days. The required mid-stay cleaning fee(s) will be invoiced immediately prior to the service and upon coordination of a suitable date and time for the cleaning to take place.
Restrictions
Guests & Occupancy
- Primary guest must be 25 years or older and must sign the rental agreement on behalf of all occupants.
- Only registered occupants and approved guests may use the property.
- Commercial use, business operations, or commercial filming/photography without prior written approval is prohibited.
- Subletting, transferring the reservation, or assigning the rental to another party is prohibited.
- To finalize your reservation, all guests must pass a mandatory third-party screening process.
Events & Noise
- Events, parties, or large gatherings are not permitted.
- Noise that disturbs neighbors or violates local ordinances is prohibited. Outdoor music and noise must remain below 60 dBA and are not permitted after 9 PM.
- Properties may include exterior security cameras and noise monitoring systems to ensure compliance with occupancy and noise regulations.
Prohibited Activities
- Pets are not allowed at this property. Management requires a property rental agreement to be signed by the primary guest prior to arrival for all reservations at this home.
- As a reminder, smoking is not allowed anywhere on the property, in the home or in the outside areas of the home. Smoking will result in a odor removal fee of no less than $500 and up to $1,000 as well as possible removal from the property.
- Illegal drug use, possession, manufacturing, or distribution is strictly prohibited. A
- Firearms, dangerous weapons, violent behavior, or fighting are prohibited on the property.
- Fireworks, hazardous materials, flammable substances, or dangerous chemicals are prohibited, except charcoal or firewood used in designated grills or fireplaces.
- Commercial filming, photography, or audio/video recording for commercial purposes requires prior written approval. Unauthorized use may result in immediate removal and forfeiture of all proceeds.
Equipment & Amenities
- To protect the HVAC system, the A/C thermostat may not be set below 68°F.
- Pools, Hot Tubs & Recreational Equipment (if equipped): Use at your own risk. Guests assume liability for safe operation.
- Guests must promptly report maintenance issues or damage upon arrival. Failure to report issues may make the guest responsible for resulting damages.
- Guests must follow all parking rules. Vehicles must be removed if instructed or if violating community regulations.
- Guests may not alter the property, including moving furniture, installing equipment, adding locks, mounting items, or modifying fixtures.
Checkout & Care
- The property must be returned in the same condition as received, excluding normal wear and tear.
- The standard cleaning fee covers three hours of cleaning. Additional cleaning or maintenance required due to guest use will be charged.
- Late check-outs without written approval may be charged 1.5× the average daily rate per day, plus any costs incurred due to displaced reservations or alternative guest accommodations.
- At checkout, guests must:
- Vacate the property by the designated checkout time
- Remove all personal belongings
- Return all keys or access devices
- Vacate parking or storage areas

- No refunds are provided for disruptions caused by weather, travel delays, natural disasters, pandemics, government orders, or other events beyond management’s control.
