Five minutes from downtown Whitefish with ski resort views from the front deck — close enough to town for easy evenings out, far enough for genuine mountain quiet. Whitefish Mountain Resort is a short drive or free S.N.O.W. Bus ride away.
Two separate living areas on different levels — main floor with floor-to-ceiling windows, gas fireplace, and resort views; upper level with a large sectional and queen bunk beds. Natural floor separation that works well for families with kids who want their own space.
The primary bedroom is on the main level, isolated from the other two bedrooms upstairs — ideal for parents or couples traveling with family. The en-suite is a step above for a home this size: standalone soaking tub, walk-in shower, and double vanity.
The upper level has a second private deck with additional mountain views — a quiet spot separate from the main floor patio that sees more activity.
Sleeping configuration is flexible for 10: king primary, king on the upper level, double in the third bedroom, and a queen bunk in the second living area — useful for mixed-age groups.

Getting to the property

We highly recommend a 4WD vehicle in the winter and guests of Big Sky & Whitefish do have several shuttle options if your preference is not to drive. Make sure to reserve your rental car early. - Getting around Whitefish and Whitefish Mountain Resort is simple thanks to the FREE Snow Bus, a complimentary shuttle that runs during peak winter and summer seasons with convenient stops throughout town and on the mountain. Uber, Lyft, and taxis are also available for quick rides anywhere in the area.

Guests & Occupancy

  • Primary Guest must be 18+, must match the credit card holder, and must stay at the property for the duration of the reservation. Reservations for unaccompanied minors are prohibited and will result in eviction with forfeiture of all charges.
  • Occupancy must not exceed the number stated on the reservation; no exceptions.
  • Primary Guest is responsible for all occupants and invitees, including damages, violations, and charges.
  • Additional unapproved guests may result in extra per-person charges, fines, or eviction without refund.
  • Residential use only. No parties or gatherings unless pre-approved in writing. Violations may result in eviction and additional charges.
  • Property must be used lawfully and with care; misuse of appliances or systems resulting in damage will be charged.

Events & Noise

  • Parties and gatherings are strictly prohibited unless pre-approved in writing.
  • Quiet hours: 10:00 PM – 8:00 AM. Violations: $250 fine after first warning; third violation = eviction without refund.
  • Excessive noise, illegal activity, or disturbances may result in immediate eviction and additional charges.
  • Guests must follow all HOA rules; any fines are the Guest’s responsibility.

Prohibited Activities

  • Pets: Only allowed in designated pet-friendly properties with prior written approval + $200/pet fee. Unauthorized pets: $1,000 cleaning fee + eviction without refund.
  • Service animals: Allowed with required documentation; Guest responsible for any damages or additional cleaning.
  • Smoking/vaping: Strictly prohibited. Evidence of smoking results in a $1,000 cleaning fee. No incense or oil lamps.
  • Illegal activity: Strictly prohibited; may result in eviction without refund and additional charges.
  • Fire hazards: No candles (except approved outdoor/emergency use).
  • Vehicles: No RVs, trailers, or campers. No vehicle repairs on-site.
  • Other restrictions: Violations of the agreement may result in fees up to 3× the daily rental rate and/or eviction.

  • Seasonal/vehicle requirements: 4WD/high-clearance vehicles recommended; no refunds for road/weather conditions.
  • Hot tubs _(if equipped)_: Use at your own risk. No children under 16 without adult supervision. Misuse or excessive dirtiness: $50 service fee; damaged cover = replacement cost.
  • Appliances & systems: Must be used properly; Guest is responsible for misuse, damage, and repair costs.
  • Internet/WiFi: Speeds not guaranteed; no refunds or relocation for connectivity issues.
  • Equipment issues: Must be reported immediately; failure to report may result in charges.
  • Parking: Only designated areas allowed. Violations may result in towing at the guest's expense. Lost parking pass: $300 fee.
  • Access & inspections: Entry may occur for maintenance, inspections, or disturbances.

  • Furniture & property care: Do not move furniture or alter setup; restoring systems/furniture may result in charges.
  • Trash & general care: Guests must follow all checkout instructions in the digital guide.
  • Key/parking pass return: Parking pass must be left in unit; $300 fee if lost.
  • Checkout time: 10:00 AM. Late checkout without approval: hourly fees (minimum 1 hour); after 2:00 PM = full day charge.
