Neighborhood: Bethlehem - Home to some great restaurants (Rek’lis Brewery is less than 2 miles away!), and just 20 minutes from the great ski resorts of Bretton Woods and Cannon Mountain. - A gem of the North, Bethlehem, once a mecca of mountain tourism, is seeing a renaissance with its great restaurants and shops, the quaint main street with a fantastic view of Mount Washington, the Colonial Theater, its famous golf courses, The Rocks, an ever-growing bike trail system, events and concerts, and much more. - Just a short drive away, you will find the award-winning town of Littleton, and countless options for outdoor activities year-round, from amazing parks, hikes, and waterfalls, to the Cog Railway and other scenic railroads, to kid-friendly attractions such as Santa’s Village, Story Land, Clark’s Trading Post, the Lost River Gorge, and so on.

Parking information

- Parking limitation of 4 cars per unit, 8 total. - Each property has parking limits based on capacity and/or potential rules of the Homeowner’s Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. - Additional vehicles must be parked in the specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. - Access from the parking to the front doors requires climbing several steps. - Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.

Things you need to know

Linens and towels are provided.

Both units will be stocked with a starter set of consumables, including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.

YouTube TV streaming service is available for your entertainment.

Each home has AC, a Jotul gas stove (firewood is not needed), and a propane grill.

There is a fire pit by the river (walking required on a sloped trail). Please note: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use the provided grills and fireplaces; permits are required to use fire pits in NH.

There is a container at the end of the driveway where bagged trash and recycling can be deposited.

Some of our homes are equipped with exterior cameras for security purposes. This property has one floodlight camera on the southeast corner of Maple Lodge and one game camera along the driveway.

Restrictions

  • Minimum night stay requirements vary by home and time of year.
  • Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
  • The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
  • Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.
  • All Reservations are subject to Management approval.
  • For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.
  • The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement.
  • A Valid Credit Card to be kept on file is required upon Reservation. Should a Security Deposit not be collected or in the event of damages, excess cleaning fees or fines in excess the coverage of the damage waiver or above the amount of deposit, the Credit Card on file will be charged for any of these costs. Guest hereby grants consent to charge Credit Card on file for any excess damages, missing items, excessive cleaning, fines, and, if necessary, cost incurred to remove Guest from property.
  • No smoking is allowed on the Premises. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement. A minimum $200 fine will be levied for all incidents of smoking.
  • Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Management shall not be held liable for condition of said items. Any items not claimed for longer than 7 days, may be donated or sold.
  • You may ship directly to the home that you are staying in using Fedex or UPS while your are in the home, however we can not guarantee delivery or security of the package. This will be up to the shipping client and the shipping receiver to arrange. _**We are not responsible for any lost, damaged or delayed deliveries. Returning late deliveries after a guest has left will incur an additional fee, plus cost of shipping._
  • No commercial use. All of our rentals are in residential areas and may NOT be used for weddings, receptions, parties, or large gatherings unless otherwise agreed to. Any disruptive events could result in the eviction and forfeiture of entire rental amount and security deposit.
  • No illegal substances are allowed in the rental, and minors should not be in possession of alcohol. Violations will result in eviction from the property and no refunds will be issued.
  • No refund shall be given for number of devices, outages, content, or lack of content or personal preferences with regard to cable/internet/satellite service. Services are provided as a convenience only, and are not integral to this agreement. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to service.
  • Most rentals are not equipped with air conditioning. If so equipped, and if not regulated otherwise, Guest agrees that Air conditioning shall not be set below 72 degrees and heat shall not be set above 78, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation. There are no refunds for lack of or malfunctioning HVAC units.
  • POOL AND SPA: If so equipped, spa heating is included. Guest agrees not to tamper with pool heat controls or manipulate heater in any way. Guest understands that the area surrounding pool and spa may not be fenced or secure. Guest understands and agrees to be responsible and liable for any damages that occur to the pool and spa and its support equipment through Guest misuse and/or negligence.
  • In the event the rental unit sustains a failure of a system, including but not limited to water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs.
  • Management will not assume liability for any loss, damage or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, government acts or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommend that Guest considers travel and/or rental insurance.
  • Management and Managements representatives and agents have the right to enter the Premises, at any time, (i) for the purpose of making necessary or agreed repairs, decorations, alterations, improvements, for maintenance or to supply necessary or agreed services; (ii) to verify that Guest has complied with the terms of this Agreement; or (iii) in case of emergency. Management and Managements representatives and agents have the right to enter the Premises, upon reasonable notice of at least 24 hours, to show the Premises to prospective or actual purchasers, tenants, mortgagees, lenders, appraisers or contractors.
