KEY Curation Notes

Perched directly above the surf break with ocean views from nearly every angle of the property. This Bird Rock home sits on a bluff roughly 100 yards from beach access rather than at sand level, so plan on a short walk down rather than a true walk-out beachfront.

The pool and hot tub aren't treated the same. The private pool carries an additional daily heating fee, so confirm current rates before booking, while the hot tub is included at no extra cost.

Ten bedrooms and six bathrooms sleep up to 24, but only two of the bedrooms, the primary suite and one main-floor ocean-view queen room, are ensuite. Everyone else shares, and only three cars can park on site, worth planning around for a group this size.

The outdoor living area is the real draw. It wraps around a fire pit and BBQ with a dining table built for 20 and a 60-inch TV, all facing the water, and one of the six bathrooms sits outside by the pool for easy access without tracking through the house.

This is a house built for quiet groups, not parties. Amplified music and anything that reads as a bachelor or bachelorette gathering are prohibited under the rental agreement, which makes it a better fit for reunions and corporate retreats than a rowdy weekend.

Home is stocked with beach towels, one bath, hand and washcloth per maximum occupancy, coffee filters, salt and pepper, paper towels, garbage bags, sponge, hand soap, dishwasher detergent (if applicable), laundry detergent and starter bathroom amenities including toilet paper. Kitchens are stocked with cookware and dishware for all of your cooking needs.

All guests are met at the property and given a tour; the primary guest must be present.

This home is located in a quiet neighborhood and is only suitable for quiet groups. Our rental agreement includes a no-tolerance policy regarding excessive noise, occupancy, and/or parties. We do NOT allow Bachelorette or Bachelor Parties.

Restrictions

Guests & Occupancy

The primary guest must be at least 25 years old. Guests under 25 must be accompanied by an adult, and all-adult groups must consist entirely of guests age 25 or older.
By signing the rental agreement, the primary guest agrees to comply with all house policies and is responsible for the conduct of all occupants and visitors.
The name on the credit card must match the primary guest listed on the rental agreement.

Events & Noise

Parties & Disturbances: Parties, excessive noise, over-occupancy, and neighborhood disturbances are strictly prohibited. Violations may result in immediate eviction.
Quiet Hours: All outdoor conversation and music must move indoors by 10:00 PM. Pool and hot tub use _(if equipped)_ must also end by 10:00 PM in accordance with local noise regulations.

Prohibited Activities

Pets: Pets are permitted only with prior approval. Applicable pet fees apply, and a photo of the pet must be submitted before approval. Guests must clean up after pets; additional cleaning fees will apply if pet waste is left behind.
Smoking/Vaping: Smoking or vaping of any kind is prohibited. Evidence of smoking, including odors, burns, or other damage, may result in eviction, and guests are responsible for all associated damages and cleaning costs.

Equipment & Amenities

Air Conditioning _(if equipped)_: Not all homes have air conditioning. Fans are provided where applicable. Please review the property listing before booking.
Hot Tubs & Pools _(if equipped)_: Hot tubs are included with the rental. Pool heating is available for an additional fee and requires a minimum three-night reservation.
Equipment Reporting: Guests must notify management if smoke or carbon monoxide detector batteries need replacement and should confirm detectors are functioning properly upon arrival.
Amenities: Starter supplies and household essentials are provided. Inventory and included amenities vary by property.

Checkout & Care

Check-In: Check-in begins at 4:00 PM. Early check-in is available only with prior approval.
Check-Out: Check-out is by 10:00 AM. Late check-out requires advance approval, is unavailable from Memorial Day through Labor Day, and unauthorized late departures that delay housekeeping may incur additional charges.

Liability & Disclaimers

Refunds will not be issued for construction, power outages, internet outages, weather events, or other acts of nature beyond the owner's control.
If a property becomes unavailable due to maintenance or sale, guests will be offered a comparable replacement property or receive a full refund.
