Three Mile Harbor is a one-minute walk from the property. The house sits at the top of Breeze Hill Lane with harbor views and water access 300 feet out — a meaningful distinction in the Hamptons, where water proximity usually means a drive.
Private heated pool and hot tub in a fenced backyard, with a sun room that opens directly onto the pool deck and includes a changing area and powder room. The transition from inside to outside is genuinely seamless.
Three fireplaces across the main living spaces — a stone wood-burning fireplace in the wraparound-window living room, gas in the dining room, and a third in the upstairs junior suite. This works as well for a shoulder-season stay as it does for peak summer.
The upstairs bedroom configuration is worth knowing before you book. The master suite has a soaking tub, dual vanity, and spa shower. The junior suite functions more like a second master, with its own fireplace, walk-in closet, and seating area.
