Guests & Occupancy
- The primary guest must be between 25 and 30 years old to book the property.
- Maximum of 10 guests.
- The primary guest is responsible for all damages, including heavily stained, damaged, or missing linens, towels, and bedding, which will be charged to the card on file.
- A signed rental agreement, identity screening, and payment verification are required prior to arrival.
Events & Noise
- Weddings, parties, large gatherings, commercial events, and disruptive commercial filming are not permitted.
- Noise must be kept to a minimum, especially between the quiet hours, in accordance with local residential quiet hours.
Prohibited Activities
- Pets are permitted only with prior owner approval and a one-time pet fee.
- Smoking is prohibited anywhere on the property, including indoor and outdoor areas. Violations are subject to $500–$1,000 deep-cleaning and odor-removal fees and may result in immediate eviction.
- Do not attach adhesives, screws, or nails to walls or modify door locks or smart home systems.
Equipment & Amenities
- Hot Tub (if equipped): The hot tub is unavailable and will not be filled due to local building and safety codes.
- Large commercial trucks, trailers, and recreational vehicles (RVs) may not be parked or stored on the property.
Checkout & Care
- Reservations of 60 nights or longer require a professional mid-stay cleaning every 30 days at the guest's expense.
