- Minimum age: Primary renter must be 18 or older.
- Maximum occupancy: Limited to the property’s designated guest count, with per-guest fees for groups exceeding standard capacity. Children under 2 do not count toward occupancy; everyone 2 and older does.
- Visitors: Only guests registered on the original booking may enter. Unapproved outside visitors are prohibited at all times.
- ID verification: An online background and ID check (matching photo ID and selfie via Autohost/Yapstone) is required before entry instructions are released.
Events & Noise
- Events: Large parties and unauthorized gatherings are prohibited. Small approved gatherings must follow local noise and capacity limits.
- Quiet hours: 10:00 PM–8:00 AM, with no loud music or disruptive noise. Select luxury properties (e.g., Puesta del Sol) observe 10:00 PM–6:00 AM.
Prohibited Activities
- Pets: Prohibited unless the reservation team confirms the home is pet-friendly. Approved pets carry an additional fee and separate rules.
- Smoking: All properties are non-smoking, with a $500 fine if cigarette odor or burn marks are found.
Checkout & Care
- Check-in/checkout: Check-in is 3:00 PM–10:00 PM, and checkout is by 10:00 AM.
Liability & Disclaimers
- Personal belongings: Guests are responsible for securing their belongings and must lock windows and doors when leaving. Management is not liable for lost or damaged items.
- Security deposit: A $500–$2,000 pre-authorization hold, depending on property tier, is placed about 15 days before arrival. It is released after the stay minus any itemized damages, excessive utility use, or rule violation fines.
- Holiday weeks: Christmas, New Year’s, Easter/Holy Week, and Thanksgiving have fixed dates and are 100% non-refundable once booked.
