Guests & Occupancy

• The primary renter must be at least 30 years old, provide a government-issued ID, complete third-party verification, and be present at check-in. Guests under 18 must remain under adult supervision at all times.
• Maximum occupancy is two guests per bedroom unless a bedroom is specifically designed to sleep three or four people.
• Guests are responsible for ensuring all members of their party and invitees comply with applicable property rules, association rules, laws, regulations, and governmental requirements.
• The property is for short-term vacation rental, residential use, and private activities only. Trade or business use is prohibited.

Events & Noise

• Gatherings are not allowed.
• Guests and invitees must respect the peace and quiet of the surrounding community. Excessive or disruptive noise may result in immediate termination of the rental without refund or rental adjustment.

Prohibited Activities

• Pets: Animals require prior written approval and a $250 fee per animal. Unauthorized animals may result in immediate eviction and forfeiture of the rental amount and security deposit. Guests are responsible for any animal-related damage.
• Smoking/Vaping: Smoking and vaping are prohibited except in a designated outdoor smoking area, if provided. Evidence of smoking, including smoke odor, ashes, smoking materials, or burns, may result in termination, forfeiture of rent and/or security deposit, plus additional cleaning fees. Any designated smoking area may be changed or eliminated without notice.
• Illegal Activities: Illegal activities are strictly prohibited and constitute a breach of the rental agreement. Violations may result in immediate termination and eviction without refund or rental adjustment.
• Dangerous/Hazardous Materials: Storage or handling of dangerous, highly dangerous, hazardous, combustible, or explosive items or materials is prohibited. Violations may result in immediate termination and eviction, with the guest remaining responsible for applicable rental fees and the security deposit.
• Property Alterations: Guests may not paint, construct, remodel, make structural changes or additions, permanently decorate, change locks, or install, attach, remove, exchange, or replace appliances, equipment, fixtures, furnishings, decorations, or window treatments without prior consent.=

Equipment & Amenities

• Appliances & Equipment: Guests must use appliances, equipment, fixtures, and furniture with reasonable care and diligence.
• Equipment Reporting: Immediately report necessary maintenance or repairs, equipment or appliance malfunctions, water leaks, plumbing issues, and pest-control concerns.
• Parking: The number of vehicles at the property may not exceed the number of bedrooms.
• No Refunds for Malfunctions: No rent adjustment will be provided for malfunction or loss of use of equipment or amenities, maintenance or repair issues, pest-control issues, or loss of television, internet, kitchen appliances, or HVAC. Best efforts will be made to address reported issues and alternate accommodations may be offered if an equipment malfunction renders the property unsuitable for use.

Checkout & Care

• Guests must maintain the property in good, clean condition throughout the stay and leave it in good, clean condition at departure, free of property damage beyond ordinary wear and tear.
• Proper garbage disposal is required throughout the rental period.
• All keys must be returned when the rental expires.
• Checkout is either 10:00 AM or 2:00 PM Eastern Time, depending on the reserved property, unless otherwise agreed to in writing. Guests should confirm the applicable checkout time for their specific property.

Liability & Disclaimers

• Not responsible for items left at the property or for loss or damage to guest property. Personal property is kept at the property at the guest’s own risk. Management is
• Guests assume all risks associated with swimming pools, spas, and other bodies of water on or near the property. There is no lifeguard, lifesaving equipment, or pool alarm. Guests are responsible for all persons accessing these amenities and assume full responsibility and liability for their own and their invitees’ use.
• Not liable for damage or injury resulting from steam, electricity, gas, water, leaks, or similar property-related causes.
• Not liable for damage or injury resulting from rain, ice, snow, or similar causes. If the property is condemned, destroyed, rendered uninhabitable, or otherwise unusable due to fire, acts of God or nature, storms, hurricanes, accidents, pandemics, or similar events, the rental may terminate. Guests must vacate if requested due to an approaching hurricane or hurricane watch/warning. Any refund is limited to unused rent; additional costs are not reimbursed. If the property is deemed uninhabitable or a governmental order requires evacuation, unused rent will be refunded, but management is not responsible for arranging alternative accommodations.
• The property is rented as advertised, but furnishings and appliances may change. Best efforts will be made to remedy reported issues, but no refunds or rent adjustments will be provided for resulting loss or impact on the guest’s use of the property.
