KEY Curation Notes

One of the highest homes on Lone Peak in Moonlight Basin, with 360-degree views of the Spanish Peaks, Fan Mountain, and the Madison Valley from the main living areas and the west-facing deck. The position here is genuinely rare — above most of the surrounding terrain, with clouds moving through the valley below on storm days.
Ski-in/ski-out is direct and connector-free. From the dedicated ski room, one run gets you to either the Madison 8 lift or the Iron Horse — no traverses or connector lifts required. The return route is equally clean.
The ski room has boot heaters, which is the detail that separates a serious ski house from a nice one. Combined with two washer/dryers, this home is built for back-to-back ski days without the friction.
Sauna in the lower-level bathroom is a genuine differentiator — rare even among Cowboy Heaven properties at this size. Combined with the private hot tub, the recovery infrastructure here is exceptional.
Five proper bedrooms plus a loft sleep 12 across a smart vertical layout: primary king on the main level, queen and loft on the upper, two kings and a bunk room below. Four full bathrooms — three of them double-vanity — plus the half bath on the main level.
The great room's massive stone wood-burning fireplace anchors the main living space, and the wet bar, foosball, and ping pong table make the rec room a destination in itself for non-ski hours.
The kitchen is equipped for the group size: dual ovens, standard range, food processor, stand mixer, and dining for 10 at the table plus 4 at the bar.
No air conditioning — irrelevant at this elevation and position. The views make the windows worth opening anyway.
Starter supplies are minimal — stock up before heading up to Cowboy Heaven, as the property sits high on the mountain and the nearest grocery run requires driving down. KEY.co can arrange delivery before you arrive.

Getting to the property

Montana is Big Sky Country and the best way to explore all its beauty is to have your own car. We highly recommend a 4WD vehicle in the winter and guests of Big Sky & Whitefish do have several shuttle options if your preference is not to drive. Make sure to reserve your rental car early.

Please note that most homes in Montana do not have air conditioning. We encourage guests to open the windows at night to enjoy cooler evening temperatures and close them during the day (including curtains/blinds) to keep the cool air in. For your safety, please only open windows when you are present in the property. Additionally, most homes will have fans located in the bedroom closets

Ski-in: You will need to ride up either the Madison 8 Lift or the Iron Horse Lift to return to the house. At the top of either lift, you will take the Lazy Jack Run to start.

BEGINNER OR ABOVE SKIERS: Ski down Powder River Ski Run. Ski on the left side of the run past the water tower and the log home. Duck under the trail ropes near the log home and continue to ski to the road. Cross the road to our driveway entrance, ski off the right side of the driveway, down and around the East side of the house to the ski room.

INTERMEDIATE SKIERS: Ski down Powder River Ski Run. Veer left onto Cinnabar Ski Run. Look for the access service road/trail off to the right, directly opposite of the bottom of Snake Bite Ski Run. Ski on the access trail to the end towards the log home driveway, ski along the driveway ridge towards our driveway entrance, cross the road to our driveway and ski off the right side of the driveway, down and around the East side of the house to the ski room.

Ski-out: Access to Madison Base and Madison 8 Lift: Ski out from the back of the house north /east towards the Cinnabar Run, continue on Cinnabar to Madison Base. You can pick up tickets there. Access to the Iron Horse Lift: Ski out from the back of the house east towards the Cinnabar Run, continue across the Ski bridge on Gambler Run to Powder River Run which ends at the base of the Iron Horse Lift.

Restrictions

Guests & Occupancy

  • Primary Guest must be 18+, must match the credit card holder, and must stay at the property for the duration of the reservation. Reservations for unaccompanied minors are prohibited and will result in eviction with forfeiture of all charges.
  • Occupancy must not exceed the number stated on the reservation; no exceptions.
  • Primary Guest is responsible for all occupants and invitees, including damages, violations, and charges.
  • Additional unapproved guests may result in extra per-person charges, fines, or eviction without refund.
  • Residential use only. No parties or gatherings unless pre-approved in writing. Violations may result in eviction and additional charges.
  • Property must be used lawfully and with care; misuse of appliances or systems resulting in damage will be charged.

Events & Noise

  • Parties and gatherings are strictly prohibited unless pre-approved in writing.
  • Quiet hours: 10:00 PM – 8:00 AM. Violations: $250 fine after first warning; third violation = eviction without refund.
  • Excessive noise, illegal activity, or disturbances may result in immediate eviction and additional charges.
  • Guests must follow all HOA rules; any fines are the Guest’s responsibility.

Prohibited Activities

  • Pets: Only allowed in designated pet-friendly properties with prior written approval + $200/pet fee. Unauthorized pets: $1,000 cleaning fee + eviction without refund.
  • Service animals: Allowed with required documentation; Guest responsible for any damages or additional cleaning.
  • Smoking/vaping: Strictly prohibited. Evidence of smoking results in a $1,000 cleaning fee. No incense or oil lamps.
  • Illegal activity: Strictly prohibited; may result in eviction without refund and additional charges.
  • Fire hazards: No candles (except approved outdoor/emergency use).
  • Vehicles: No RVs, trailers, or campers. No vehicle repairs on-site.
  • Other restrictions: Violations of the agreement may result in fees up to 3× the daily rental rate and/or eviction.

Equipment & Amenities

  • Seasonal/vehicle requirements: 4WD/high-clearance vehicles recommended; no refunds for road/weather conditions.
  • Hot tubs _(if equipped)_: Use at your own risk. No children under 16 without adult supervision. Misuse or excessive dirtiness: $50 service fee; damaged cover = replacement cost.
  • Appliances & systems: Must be used properly; Guest is responsible for misuse, damage, and repair costs.
  • Internet/WiFi: Speeds not guaranteed; no refunds or relocation for connectivity issues.

  • Furniture & property care: Do not move furniture or alter setup; restoring systems/furniture may result in charges.
  • Trash & general care: Guests must follow all checkout instructions in the digital guide.
  • Key/parking pass return: Parking pass must be left in unit; $300 fee if lost.
  • Checkout time: 10:00 AM. Late checkout without approval: hourly fees (minimum 1 hour); after 2:00 PM = full day charge.
  • Early arrival: Unauthorized early entry may result in a fee up to 50% of one night’s rate.
  • Damage reporting: Must be reported before checkout to qualify under damage waiver (up to $3,000).
