- This home is located in Bretton Woods, New Hampshire's largest ski resort, consistently rated #1 in the East for snow and grooming, and a 4-season destination with activities for all ages and all seasons. - Just minutes from the historical Mount Washington Hotel, one of the few remaining grand hotels of the White Mountains, you can enjoy its award-winning spa, restaurants, and a myriad of activities, from Canopy Tours/Zip Lining to Rock climbing, River Tubing, Mountain Biking, to Golfing, Scenic Lift Rides, Disc Golf, Archery, Tennis, Fly Casting clinics, and Horseback riding. - The State Parks Crawford Notch and Franconia Notch are also just minutes away or go a bit further and spend the day shopping at the outlets in North Conway.
Parking information
- During winter, snow removal from the driveway is provided automatically. But during severe storms, please be patient with the drivers as they are doing all they can to keep up with accumulation. Be sure you know the laws in regards to winter parking. Be prepared. - Many homes are in HOA’s that do not allow parking on the street even during the summer. HOAs also generally restrict parking to 1 or 2 vehicles; you will be provided with clear parking instructions and directions to overflow parking.

50% Refund: Receive a 50% refund when you cancel your reservation at least 14 days before check-in.

Things you need to know
There are 15 steps up from the main parking area to the entry and deck.
Linen, towels, and a starter kit of essential amenities (soap, shampoos, dishwasher detergent, laundry pods, trash bags, toilet paper and paper towels) are included with your cleaning fee.
Pool and gym pass program is subject to availability and any restrictions outside of our control that may be set in place by the resort.
An event fee is required for approved events with more than 40 people. In most cases, rental of Moose Lodge, Bear Cabin and Owl's Roost is required. Please inquire for details.
Swimspa has been installed but will not be available for guest use until surrounding deck is constructed due to possible risks getting in and out. Expected work completion is early May 2024.
Restrictions
- Minimum night stay requirements vary by home and time of year.
- A responsible adult needs to be present during each rental.
- Obey all local laws, including traffic and speed limits, and make sure there is never any audible noise outside of the property after 10 pm and before 8 am.
- Guest agrees not to perform any criminal activity on the premises; this includes the usage of the home’s internet access for illegal activities.
- The maximum number of people authorized to stay at the property is what you declared at the time of booking. No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the property. This number can be changed at any time by contacting our team. Please note that a change in the number of occupants may result in a change in price.
- Please let us know immediately if the number of people in your group changes, or if you have daytime visitors.
- The rental is not intended for parties, nor gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis – and we do have homes that are appropriate for parties, but PLEASE contact KEY for prior approval and to discuss.
- Towels, sheets, pillows, and blankets are not meant for outside use or make-up removal. Guest will be responsible for any damage to these items, including excessive staining.
- Do not put any feminine products in the toilet. Plungers are provided if a clog occurs. Please do not pour grease down the drain. The cost for fixing any issues arising from guest(s) carelessness will be the Guest’s responsibility.
- Children must be supervised at all times.
- Candles are not allowed due to fire hazards. Per NH State Law, no open flames (including charcoal grills) are allowed near any building housing 3 or more units.
- No fireworks on the property.
- No illegal substances are allowed in the rental, and minors should not be in possession of alcohol.
- We are in Bear Country.No trash or food is to be left outside at any time; $100 fee for violations.
- No hunting on premises.
- There is a trampoline in the back yard with netting and a zipper door. Use of the trampoline is at the guests' own risk and not the responsibility of the property owner.
- Massage chair is not for guest use.
