- Unauthorized guest fees: Reservations may be subject to additional fees if the number of guests exceeds the standard baseline reservation limit.
- Approved use of property: Gathering for large celebrations, commercial activities, or unapproved events is strictly prohibited; you are welcome to have a few guests over to visit but please let us know if you will be doing so.

- Event policies: Parties are not allowed.
- Quiet hours/noise ordinances: Located in a quiet neighborhood; guests must maintain neighborly respect and follow strict noise policies, keeping mindful of quiet hours from 10:00 PM to 8:00 AM.
Prohibited Activities
- Pets: No pets allowed; this property does not accommodate pets.
- Smoking/vaping: Smoking of any kind (including cigarettes, cigars, e-cigarettes, vapes, and marijuana) is completely banned inside the home and anywhere on the property grounds, resulting in a minimum $1,000 smoking remediation fee for violations.
Equipment & Amenities
- Parking rules: Review the custom electronic guidebook link sent upon booking, which acts as the official operating manual for specific amenities and guidelines of the stay.
- Locked areas/restricted facilities: Guests have access to all amenities except the locked owner's storage closet, and the outdoor deck/patio which is currently closed off and inaccessible due to ongoing repairs being handled by the HOA.
Checkout & Care
- Cleaning expectations: Additional penalty fees may be charged if the home requires excessive cleanup after departure; please remove your shoes by the front door.
- Checkout procedures: Early arrivals can only be requested the morning of check-in via the electronic guidebook for a $50 fee (subject to availability); late check-outs cannot be granted due to tight cleaning turnarounds, and overstaying the 10:00 AM departure window will result in an automatic $125 late fee (and potentially up to the cost of an extra night if it affects incoming guests).
