Guests & Occupancy

• Primary renter must be 25+ years old.
• Maximum occupancy must be followed; no over-occupancy is permitted.
• Only registered guests may stay overnight. Guest is responsible for visitors who use the property during the reservation. If there is more than one Guest, each Guest is individually and jointly responsible for fulfilling the obligations under the Agreement.
• An additional fee of $250 per unauthorized guest, per night, may apply. Undisclosed guests may be charged without notice, and violations may result in immediate termination of the Rental Agreement, removal from the property, forfeiture of the rental amount and security deposit, and additional charges.
• Property is for the sole use as a personal vacation residence by approved guests only and may not be used for commercial or unlawful purposes.

Events & Noise

• Events, weddings, receptions, parties, and other large gatherings are prohibited. Disruptive events may result in immediate termination of the Agreement, removal from the property, and forfeiture of the entire rental amount and security deposit.
• Observe quiet hours beginning at 10:00 PM. Loud noise, music, and loud vehicle noise are prohibited under the applicable noise ordinance.

Prohibited Activities

• Pets: Service animal accommodations should be requested from Management at the time of booking. Guests are responsible for damage and additional cleaning caused by service animals. Emotional support animals are considered on a case-by-case basis, with a reasonable accommodation request made before the stay. Pets must be picked up after; failure to do so may result in additional cleaning fees.
• Smoking: No smoking anywhere on the property, including exterior areas. Guest is responsible for smoking-related damage and associated remediation costs. Smoking discovered during the reservation may result in immediate removal from the property and forfeiture of the entire rental amount and security deposit.
• Illegal Substances: Illegal substances are prohibited, including alcoholic beverages possessed by minors. Violations may result in immediate removal from the property and forfeiture of the entire rental amount and security deposit.
• Fireworks: Fireworks are prohibited. The guest is responsible for resulting damage to the property or surrounding areas. Violations may result in immediate removal from the property and forfeiture of the entire rental amount and security deposit.
• Other Restrictions: Guests and visitors may not disturb, annoy, endanger, or interfere with other guests or neighbors; commit waste or nuisance; or violate applicable laws, ordinances, or HOA/community rules.

Equipment & Amenities

• HVAC _(if equipped)_: During the stay, air conditioning may not be set below 72°F and heat may not be set above 78°F. Fan settings must be set to “Auto.” Keep doors and windows closed while heating or air conditioning is operating.
• Internet/TV: Internet, TV, cable, and satellite services are provided as a convenience only. At checkout, log out of all personal apps on televisions.
• Equipment Reporting: Upon arrival, inspect the premises, including furniture, furnishings, appliances, fixtures, and landscaping, and immediately report in writing anything that is not operating or is in disrepair. Properly use and safeguard the property and immediately notify Management of any problem, malfunction, or damage. Guest is responsible for repairs or replacements caused by Guest, excluding ordinary wear and tear, and for damage resulting from failure to report an issue promptly.
• Parking: Use designated parking and comply with San Diego and applicable HOA parking rules. If a vehicle does not fit in the designated parking space, Guest is responsible for finding alternative parking. Guest is responsible for tickets, towing, costs, and damages resulting from parking violations.
• No Refunds for Malfunctions: No refunds are provided for system failures, unavailable or malfunctioning HVAC, or internet, TV, cable, or satellite outages or service issues.

Checkout & Care

• Cleaning Expectations: Keep the property clean and sanitary. Excessive mess or cleaning beyond the standard professional cleaning service may result in additional charges. Leave used beds unmade and used towels on the floor. Do not place linens or towels in the washing machine.
• Trash/Dishes: Put last-minute dishes in the dishwasher and start the cycle. Take out all trash.
• Key Return: Return all keys and opening devices, including those for the garage door and common areas.
• Checkout Procedures: Check out by 10:00 AM. Remove all personal belongings, including phone chargers. Vacate all parking and storage spaces. Turn off HVAC, fans, lights, and natural gas or propane supplying amenities. Lock all windows and doors and close the garage. Leave the property in the same condition as received, excluding ordinary wear and tear.
• Check-In: Self check-in is available after 4:00 PM. Early check-in or late check-out may be accommodated upon request and may include an additional fee.

Liability & Disclaimers

• Guest is responsible for lost, stolen, or abandoned belongings. Management assumes no responsibility for such items. Return shipping is the Guest's responsibility plus a $25 handling fee. Items unclaimed for more than 30 days may be donated, sold, or otherwise disposed of in accordance with California law.
• Pool and spa areas may not be fenced or secured. Use is at Guest's own risk. Guest is responsible for damage to pools, spas, and supporting equipment caused by misuse or negligence.
• Owner and Management are not liable for damages resulting from failures involving water, sewer, septic, electrical, gas, plumbing, mechanical systems, appliances, heat pumps, ventilation, pools, hot tubs, or other systems or structural systems. Management will make an effort to promptly repair or replace failed systems or equipment, and Guest must permit reasonable access for inspection and repairs.
• Management is not liable for loss, damage, or inconvenience caused by circumstances beyond its control, including weather, natural disasters, pandemics, pests, public/private events, acts of God, wildfire/smoke, road closures, service or utility interruptions, travel restrictions, facility closures, or public-authority restrictions. Such circumstances do not constitute a breach or basis for a refund.
• Nearby construction may occur and is subject to local ordinances and/or community rules beyond the control of Management and Owner.
