The views are the defining feature. The upper living room and private glass-railed deck deliver unobstructed panoramic views of Mission Bay and the Pacific Ocean — sun-into-ocean sunsets visible from the sofa without standing up.
Two distinct living levels keep groups from crowding each other. The main level great room opens through bifold doors to a covered loggia; the upper lounge adds a second living room, gas fireplace, wet bar, ping pong and pool table — a natural split for adults and kids.
Private pool and spa with a full outdoor resort setup. Seven queen palms frame a freeform pool and elevated spa (spa heat included; pool heat available for an additional fee). A built-in fire pit, outdoor kitchen with BBQ, sink and refrigerator, pergola with ceiling fans, and full lounge seating complete the outdoor footprint.
The chef's kitchen is the real thing. Viking 6-burner gas range with pot filler, Sub-Zero refrigerator, double wall ovens, and a Calacatta marble island. The outdoor kitchen extends the setup to the pool deck. Starter supplies are provided; KEY.co can handle the rest of your grocery run before you arrive.
Three of four bedrooms have en-suite or semi-private baths. The primary suite and Bedroom 4 each have private bathrooms; Bedrooms 2 and 3 share a Jack-and-Jill. Bedroom 4 includes an attached den with sofa sleeper — a useful configuration for a family needing a semi-private zone.
The beach requires a drive. Alto Cerro's hilltop position delivers the views, not walk-to-beach access. Tourmaline Surfing Park is 2.9 miles down the hill — a short drive, but worth knowing if sand-out-the-door proximity is the priority.

Things you need to know

The home is fully furnished and includes ready-made beds and one set of towels per guest.

A starter kit of soaps, paper goods, trash bags and other items is provided. Home is typically not stocked with spices, baggies, foil, etc. Starters are complimentary and meant to cover needs before grocery shopping.

Bedding and towels (except beach towels) are not to be removed from the home.

Mid-stay or daily housekeeping is available for an additional fee.

Pool heat is available for an additional fee and must be arranged prior to arrival. The spa is heated and included with the rental.

Restrictions

Guests & Occupancy

  • Primary guest must be at least 25 years old, provide government-issued ID upon request, and occupy the home for the entire stay.
  • Occupancy may not exceed the advertised maximum. Day/evening visitors are limited to 4 people and must leave by 10:00 PM.
  • Excess guests may incur a minimum charge of $200 per person, per day.
  • The booking guest is responsible for all occupants, visitors, damages, missing items, and compliance with all rental terms. Damages and maintenance issues must be reported promptly.
  • The home is for transient lodging only and may not be used as a residence, sublet, or booked under false pretenses.

Events & Noise

  • Parties, unauthorized events, over-occupancy, illegal activity, and disruptive gatherings are prohibited. Violations may result in immediate eviction, forfeiture of payments, and fines.
  • Any party or occupancy exceeding double the maximum occupancy may result in a $2,500 unauthorized event charge.
  • Guests must comply with local noise regulations and maintain the residential character of the neighborhood. Noise disturbances may result in fines of up to $1,000, termination of the stay, and liability for police response costs.
  • The property may use exterior cameras and decibel-monitoring devices that measure ambient noise levels.

Prohibited Activities

  • Pets: Pets are prohibited unless pre-approved in writing and subject to a signed pet agreement. Unauthorized pets may result in eviction and liability for all damage, cleaning, allergen remediation, flea treatment, and guest relocation costs.
  • Smoking & Vaping: Smoking and vaping are prohibited anywhere on the property. Violations may result in eviction and remediation charges starting at $500 per day, plus damage and guest relocation costs.
  • Illegal Drugs: Illegal drug use is prohibited and may result in immediate termination without refund. Marijuana may not be smoked or vaped inside the home.
  • Unauthorized Filming: Commercial recording, filming, streaming, or public content creation on the property requires prior written approval.
  • Restricted Areas: Guests may not access roofs, storage areas, owner areas, or other non-guest-designated spaces, even if unlocked.
  • Alterations: Guests may not install locks or make alterations to the property.
  • Utility Misuse: Unauthorized EV charging, crypto mining, grow rooms, or excessive utility consumption are prohibited and may result in reimbursement charges.
  • Fireworks & Illegal Activity: Fireworks and other unlawful activities are prohibited.

Equipment & Amenities

  • HVAC _(if equipped)_: Air conditioning may not be set below 72°F; heat may not be set above 78°F. Fan settings should remain on Auto, and doors/windows must remain closed while systems are operating.
  • Pool & Spa / Hot Tub _(if equipped)_: Guests may not tamper with controls. Pool heat may not exceed 86°F and spa heat may not exceed 102°F. Guests are responsible for damage caused by misuse, tampering, negligence, or failure to rinse sand before use.
  • Internet, TV & Electronics: Wi-Fi, cable, satellite, and audiovisual equipment may not be tampered with. Repair, replacement, or reset costs caused by guest actions will be charged to the guest.
  • Telephones: Landline phones are generally not provided; cellular coverage may be limited.
  • Equipment Reporting: Missing or malfunctioning fire extinguishers, smoke detectors, carbon monoxide detectors, low batteries, or property deficiencies must be reported immediately.
  • Parking: Guests must ensure vehicles fit designated parking spaces. No refunds are provided if vehicles cannot be accommodated.
  • Locked Areas: Owner storage, maintenance areas, roofs, and other restricted spaces are off limits.
  • No Refunds for Malfunctions: No refunds will be provided for outages, internet issues, TV service interruptions, HVAC problems, amenity failures, utility interruptions, or equipment malfunctions unless the home is deemed uninhabitable.
  • Amenities Subject to Change: Furnishings, supplies, and amenities may be replaced or substituted without notice.

Checkout & Care

  • Clean kitchen messes, load and start the dishwasher, and leave used towels on bathroom floors.
  • Furniture and household items must be returned to their original locations.
  • Bag trash and place it in exterior bins. Food scraps should be disposed of properly and not placed in sinks.
  • Return keys to the lockbox (if equipped) and leave garage remotes on the kitchen counter. Missing keys are charged $25 each; missing garage remotes are charged $75 each.
  • Checkout is at 10:00 AM. Late departures require advance approval and may incur hourly fees.
  • Turn off lights, appliances, HVAC systems, and fans; close and lock all doors and windows before departure.
  • Additional cleaning charges apply if the property is left excessively dirty or in an unreasonable condition.

Liability & Disclaimers

  • Guests are responsible for securing personal belongings. Lost, stolen, or abandoned items are not the property's responsibility. Returned items incur a minimum $50 shipping and handling fee.
  • Pools, spas, hot tubs, saunas, gyms, ponds, decks, stairs, bunk beds, and similar features are used at the guest’s own risk. Children and at-risk individuals must be supervised.
  • Water, sewer, electrical, gas, plumbing, HVAC, appliance, internet, pool, spa, and other system failures may occur. Repairs will be addressed as quickly as possible, but refunds are generally not provided unless the home is uninhabitable.
  • No liability or refunds for weather, natural disasters, pandemics, pests, acts of God, travel disruptions, illness, work emergencies, or similar circumstances.
  • Guests may experience noise from construction, traffic, neighboring properties, shared walls, or maintenance services. No refunds are provided for such conditions.
  • Furnishings, amenities, and property features may change. If the home becomes unavailable, a comparable replacement may be offered or rental payments refunded as the sole remedy.
  • Guests assume responsibility for accidents, injuries, property damage, and claims arising during the stay and agree to indemnify the homeowner and related parties as permitted by law.
