KEY Curation Notes

2 bedrooms, 2.5 baths, sleeps 4 — an intimate Eagles Nest home positioned midway between Great Camp and North Pavilion, with long-range mountain views from a full-length back deck. Both bedrooms are king ensuites with deck access, smart TVs, and blackout curtains. A clean, well-appointed layout for a couple or small family that wants proximity to everything without the scale of a larger property.
The location is one of the best in Eagles Nest for amenity access. Sitting between Great Camp and North Pavilion means the Epic Chophouse, amphitheater, sports courts, tennis courts, disc golf, and the trout fishing pond at Camp are all within easy reach — no long drives within the community.
The back deck runs the full length of the home. A gas fire table anchors it for evenings; the lawn below has a separate fire pit. Both face the mountain views.
The kitchen is well-configured for a two-bedroom property. Stainless steel appliances, a gas range, and a custom bar with beverage cooler and additional seating — more than expected at this size.
Eagles Nest amenities are included, with caveats — and there is an additional amenity fee of $35/night (capped at $175). Access covers the Epic Chophouse, amphitheater concerts, hiking trails, ropes course, sports courts, mini-golf, and the 24/7 general store. The fitness center, Wine & Cigar Bar, and locked portion of Sportsman's Lodge are members-only. Winery day passes are $25 per person.
Construction next door is active. A new home is being built adjacent to the property; noise is possible Monday–Saturday 7am–7pm.
4WD required November–March; chains may be necessary. Cell reception can be spotty inside the community. Linens and towels provided. KEY.co can arrange grocery delivery before check-in.

Neighborhood: Eagles Nest - Located directly between Great Camp and the North Pavilion area of Eagles Nest, this home offers an excellent location in proximity to the most popular amenities in the community. In the summertime, enjoy a nice hike right from your doorstep! The winding trails can either be hiked on foot or by ATV—fun for everyone!

Parking information

- Parking for up to four cars. - Guests are not allowed to bring their own ATVs. Please be advised that private ATVs are not permitted in the community and will be denied entry at the gates.

Getting to the property

The main roads are plowed in winter, but 4WD or AWD vehicles are required from November to March, and chains may also be necessary to access all properties in winter months.

We had an absolutely wonderful stay at Black Bear Den in Eagles Nest! The décor struck the perfect balance of cozy mountain charm and modern comfort—it felt both luxurious and welcoming from the moment we walked in. The views were nothing short of breathtaking, especially from the deck, where we spent mornings with coffee and evenings soaking in the scenery. The location couldn't have been better—close to all the activities Eagles Nest has to offer, which made our days full of adventure and fun without much travel. One of the highlights of our trip was dinner at Epic, which lived up to its name with amazing food and atmosphere. Overall, our stay was seamless, relaxing, and full of special moments. We can't recommend Black Bear Den highly enough and are already looking forward to our next visit!

Things you need to know

Firewood for the outdoor firepit may be added by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.

Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard from 7am-7pm Monday through Saturday.

There is an additional $35 per night amenity fee ($175 max) in order to maintain the luxurious facilities and features in the development.

Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).

The summer concerts are open to all guests; however, there is an admission fee for each person and a cash bar for food and drinks.

All linens and towels are provided for your stay.

The front entrance at this home is monitored by a Ring doorbell for safety. It is only directed to the front entrance.

Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.

The property is set up for light housekeeping, including linens and towels. We provide a STARTER SET of toilet tissue, paper towels, bath toiletries, dish soap, and trash bags. This is enough for one or two nights, but if you are staying for an extended length of time, you should plan to bring some supplies from home or plan to purchase these items at a grocery store when you arrive.

We provide one towel and washcloth per person that each respective house accommodates, plus a few extra towels if there is a hot tub. The beds are made up with clean linens (except bunks, sleepers, and futons, but linens are provided on site). If you routinely use two towels after bathing, you may need to bring some of your own.

This home comes equipped with a basic set of cookware, sufficient plates & silverware for the occupancy of the home, and basic serving and baking dishes. Most homes do not have unusual items such as crockpots or blenders, so if you’re planning a dish that requires an unusual item, it is best to bring that from your home.

This home is not stocked with cooking oils or spices, hairdryers, condiments, coffee, coffee filters, or food storage items, including plastic wrap or foil.

- Please note that all visitors on premises at the Winery must be 16 years or older, with the exception of Sundays. This is strictly enforced.

Guests do not have access to the locked-off portion of the Sportsman’s Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

Restrictions

Guests & Occupancy

  • Age requirements: Primary guest must be at least 25 years old and must remain on-site for the full stay.
  • Maximum occupancy: Occupancy limits (including children) must not be exceeded at any time.
  • Guest accountability: The booking guest is responsible for all occupants, compliance with rules, and any damages beyond normal wear and tear.
  • Unauthorized guests: $25 per person per day for exceeding occupancy; may result in immediate removal.
  • Approved use of property: Use is limited to vacation purposes unless prior written approval is obtained. Subletting or assignment is not permitted without written approval.

Events & Noise

  • Events & gatherings: Not permitted without prior written approval; unauthorized events may result in fines, immediate removal without refund, and charges for damages/cleaning.
  • Noise restrictions: Must comply with local noise regulations at all times.

Prohibited Activities

  • Pets: Allowed only in designated homes with prior approval and a non-refundable pet fee. Unauthorized pets: $200 fee + $500 cleaning fee; may require removal or termination without refund. Pets must meet all listing restrictions and be pre-treated for pests.
  • Smoking/vaping: Strictly prohibited indoors; $300 smoke remediation fee.
  • Illegal activities: Any violation of laws or regulations is prohibited and may result in termination of stay.
  • Fireworks & firearms: Strictly prohibited at all times.
  • Fire/fireplace misuse: No burning wood in gas fireplaces. No roasting food in fireplaces. Unauthorized outdoor fires prohibited (fees apply).
  • EV charging: Prohibited unless specifically approved; $500 fine.

Equipment & Amenities

  • Hot tubs _(if equipped)_: Use at your own risk; not suitable for individuals with infections or open wounds. Must follow all sanitation and usage rules (no additives, glass, or tampering). $500 fee for cover damage; additional fees for misuse or extra cleaning.
  • HVAC & utilities: Some homes may not have air conditioning; no refunds due to weather or lack of AC.
  • Internet/TV/phone: No refunds for outages or service issues. Pay-per-view is prohibited; charges will be billed if used. Long-distance calls must not be billed to the home.
  • Appliances & equipment: No refunds for malfunctions (TV, hot tub, appliances, etc.).
  • Equipment reporting: Issues must be reported promptly; repairs will be attempted but are not guaranteed.
  • Parking rules: Vehicle limits apply; some areas restrict motorcycles, RVs, or trailers. No roadside parking if prohibited.
  • Restricted areas: Locked closets/areas are off-limits.
  • Firewood: Available for purchase ($25/day) with 7-day advance notice.

Checkout & Care

  • Check-in: Begins at 4:00 PM (may vary up to 5:00 PM depending on home/season). No early check-in guarantees or compensation.
  • Checkout: By 10:00 AM.
  • Key return: $25 fee for lost keys.
  • Cleaning expectations: Leave the property in reasonable condition. Bag and dispose of trash, start dishwasher, and place used towels as instructed.
  • Furniture & home care: Maintain cleanliness and avoid unsafe or unsanitary conditions.
  • Supplies: Starter supplies only; additional items must be purchased by guests.
