No Refund: Reservations canceled 59 days or less before check-in are not eligible for a refund.
Refunds subject to a 5% processing fee of the total.
Things you need to know
The home comes with a complimentary starter pack of amenities including rolls of paper towels, dishwasher tablets, trash bags, dishwashing liquid, hand soap, shampoo, conditioner, body lotion, toilet paper, detergent and basic condiments. You are responsible for the purchase of any additional items you may require during your stay.

Guests & Occupancy
- Guest must be legally eligible to enter into a binding rental agreement.
- Occupancy may not exceed the maximum stated in the Rental Agreement. Fee: $250 per unauthorized guest per night.
- Guest is responsible for all visitors, licensees, and their conduct during the stay.
- Undisclosed or excess guests may be charged without notice and result in immediate eviction and forfeiture of rent and security deposit.
- Property is for personal vacation use only. No commercial use permitted.
Events & Noise
- No weddings, parties, receptions, or large gatherings of any kind. V
- Loud music, noise, or vehicles are prohibited.
Prohibited Activities
- Smoking/Vaping: No smoking or vaping anywhere on the premises.
- Illegal Substances: No illegal drugs or underage alcohol possession.
- Fireworks: Fireworks are prohibited. Guest is liable for all resulting damages.
Equipment & Amenities
- HVAC Settings _(if equipped)_: AC may not be set below 72°F. Heat may not exceed 78°F. Fan must be set to Auto. Doors and windows must remain closed during use. No refunds for HVAC issues.
- Internet / TV / Cable: Provided as a convenience only. No refunds for outages, speed, access, or content issues.
- Pool & Spa _(if equipped)_: Use at Guest’s own risk. Areas may not be fenced. Guest is liable for damage due to misuse or negligence.
- System Failures: No refunds for failures of utilities, appliances, plumbing, pool/spa, or mechanical systems. Management will attempt repairs.
- Parking: No street parking allowed. Vehicles may be ticketed or towed at Guest’s expense. Management not liable.
Checkout & Care
- Professional cleaning fee is mandatory, nonrefundable, and nonnegotiable. Excessive cleaning beyond standard service will be charged.
- Guest must immediately report any damage or malfunction. Failure to report may result in additional charges.
- Guest must vacate on time, remove all belongings, return keys/access devices, and leave property in original condition (normal wear excepted).
Liability & Disclaimers
- If property becomes uninhabitable, Management may offer a comparable unit with Guest approval. Otherwise, full refund issued. Guest waives all related claims.
- Management not liable for disruptions due to weather, disasters, pandemics, smoke, road closures, utility outages, or government restrictions.
- Construction may occur nearby. Management not responsible for noise or disruption beyond local regulations.
- Management not liable for lost or left items.
- Pre-shipped items incur $10 per package. No liability for loss or delay. Post-departure packages incur return shipping + $25 handling fee.
- Guest assumes all risk for injuries related to pool, spa, or property use.
