Walking distance to Big Sky Town Center sets this apart from most resort-area properties. Restaurants, a bakery, groceries, movie theater, and the free Skyline shuttle stop are all reachable on foot — no car needed for daily errands or après activities.
Private hot tub and wood-burning fireplace are the two standout in-home features. Both are the real thing: a proper outdoor soak with mountain views and a genuine wood fireplace for evenings in.
Big Sky Resort is 7.5 miles away — close, but not slopeside. The free Skyline shuttle connects directly from the property, so a car isn't required for ski days, though drive times during peak season are worth factoring into your morning plan.
The Ousel Falls trailhead is steps away, putting one of the area's most accessible and scenic hikes — a mile-long path to a dramatic 40-foot waterfall — directly from the front door.
Bedroom mix accommodates groups of 7 across three rooms: a king on the main level, a king and a queen-twin combo upstairs. All three bathrooms are full combo tub/shower setups, two with double vanities.
No air conditioning — standard for Montana mountain homes. The elevation keeps things cool, and the property has fans in the closets, but if you're visiting in peak summer and run warm, plan accordingly.

It’s not just downhill that is superb, cross-country skiers are invited to the historic Lone Mountain Ranch, voted #1 Nordic Ski Resort in North America with over 85 kilometers of groomed trails through the wilderness. There are endless other winter activities including Yellowstone National Park, snowmobiling, snowshoeing, dog sledding, ice fishing or a relaxing day at the spa. - In the summer, you are just minutes from exceptional fly fishing, river rafting, golfing, hiking, mountain biking, horseback riding, ziplining and more. Getting to the property

Montana is Big Sky Country and the best way to explore all its beauty is to have your own car. We highly recommend a 4WD vehicle in the winter and guests of Big Sky & Whitefish do have several shuttle options if your preference is not to drive. Make sure to reserve your rental car early.

Things you need to know

Please note that most homes in Montana do not have air conditioning. We encourage guests to open the windows at night to enjoy cooler evening temperatures and close them during the day (including curtains/blinds) to keep the cool air in. For your safety, please only open windows when you are present in the property. Additionally, most homes will have fans located in the bedroom closets

Guests & Occupancy

  • Primary Guest must be 18+, must match the credit card holder, and must stay at the property for the duration of the reservation. Reservations for unaccompanied minors are prohibited and will result in eviction with forfeiture of all charges.
  • Occupancy must not exceed the number stated on the reservation; no exceptions.
  • Primary Guest is responsible for all occupants and invitees, including damages, violations, and charges.
  • Additional unapproved guests may result in extra per-person charges, fines, or eviction without refund.
  • Residential use only. No parties or gatherings unless pre-approved in writing. Violations may result in eviction and additional charges.
  • Property must be used lawfully and with care; misuse of appliances or systems resulting in damage will be charged.

Events & Noise

  • Parties and gatherings are strictly prohibited unless pre-approved in writing.
  • Quiet hours: 10:00 PM – 8:00 AM. Violations: $250 fine after first warning; third violation = eviction without refund.
  • Excessive noise, illegal activity, or disturbances may result in immediate eviction and additional charges.
  • Guests must follow all HOA rules; any fines are the Guest’s responsibility.

Prohibited Activities

  • Pets: Only allowed in designated pet-friendly properties with prior written approval + $200/pet fee. Unauthorized pets: $1,000 cleaning fee + eviction without refund.
  • Service animals: Allowed with required documentation; Guest responsible for any damages or additional cleaning.
  • Smoking/vaping: Strictly prohibited. Evidence of smoking results in a $1,000 cleaning fee. No incense or oil lamps.
  • Illegal activity: Strictly prohibited; may result in eviction without refund and additional charges.
  • Fire hazards: No candles (except approved outdoor/emergency use).
  • Vehicles: No RVs, trailers, or campers. No vehicle repairs on-site.
  • Other restrictions: Violations of the agreement may result in fees up to 3× the daily rental rate and/or eviction.

  • Seasonal/vehicle requirements: 4WD/high-clearance vehicles recommended; no refunds for road/weather conditions.
  • Hot tubs _(if equipped)_: Use at your own risk. No children under 16 without adult supervision. Misuse or excessive dirtiness: $50 service fee; damaged cover = replacement cost.
  • Appliances & systems: Must be used properly; Guest is responsible for misuse, damage, and repair costs.
