On the northernmost shore of Whitefish Lake in a private community, with panoramic lake and mountain views from every window, patio, and deck across all three levels. This is the lake property in the portfolio — a fundamentally different experience from the resort and downtown options.
Fully remodeled in 2024, with floor-to-ceiling windows framing the lake throughout, a custom wood and metal staircase with stone accent wall, wine fridge, high-end appliances, and a main floor patio designed around the sunset view over the water.
The primary suite is the standout bedroom. King bed, walk-in closet, private patio, soaker tub, double vanity, and a custom tile shower — oriented toward the lake on the upper level.
The main floor queen has its own en-suite, making one-floor living a real option for guests who don't want stairs. The two lower-level queens share a third bath — clean separation across all three levels.
Dedicated office with twin daybed on the upper level adds meaningful flex space — useful for remote workers or families with a young child who want to stay on the same floor as the primary.
No hot tub on property. Worth noting for a lakefront home at this price point — the lake and the decks are the outdoor experience.

Getting to the property

- Montana is Big Sky Country and the best way to explore all its beauty is to have your own car. We highly recommend a 4WD vehicle in the winter and guests of Big Sky & Whitefish do have several shuttle options if your preference is not to drive. Make sure to reserve your rental car early. - Getting around Whitefish and to Whitefish Mountain Resort is a breeze with the FREE snow bus! The snow bus is a free shuttle service during peak winter and summer seasons. There are stops all around town and on the mountain. Whitefish also has Uber, Lyft and Taxis.

Guests & Occupancy

  • Primary Guest must be 18+, must match the credit card holder, and must stay at the property for the duration of the reservation. Reservations for unaccompanied minors are prohibited and will result in eviction with forfeiture of all charges.
  • Occupancy must not exceed the number stated on the reservation; no exceptions.
  • Primary Guest is responsible for all occupants and invitees, including damages, violations, and charges.
  • Additional unapproved guests may result in extra per-person charges, fines, or eviction without refund.
  • Residential use only. No parties or gatherings unless pre-approved in writing. Violations may result in eviction and additional charges.
  • Property must be used lawfully and with care; misuse of appliances or systems resulting in damage will be charged.

  • Parties and gatherings are strictly prohibited unless pre-approved in writing.
  • Quiet hours: 10:00 PM – 8:00 AM. Violations: $250 fine after first warning; third violation = eviction without refund.
  • Excessive noise, illegal activity, or disturbances may result in immediate eviction and additional charges.
  • Guests must follow all HOA rules; any fines are the Guest’s responsibility.

Prohibited Activities

  • Pets: Only allowed in designated pet-friendly properties with prior written approval + $200/pet fee. Unauthorized pets: $1,000 cleaning fee + eviction without refund.
  • Service animals: Allowed with required documentation; Guest responsible for any damages or additional cleaning.
  • Smoking/vaping: Strictly prohibited. Evidence of smoking results in a $1,000 cleaning fee. No incense or oil lamps.
  • Illegal activity: Strictly prohibited; may result in eviction without refund and additional charges.
  • Fire hazards: No candles (except approved outdoor/emergency use).
  • Vehicles: No RVs, trailers, or campers. No vehicle repairs on-site.
  • Other restrictions: Violations of the agreement may result in fees up to 3× the daily rental rate and/or eviction.

  • Appliances & systems: Must be used properly; Guest is responsible for misuse, damage, and repair costs.
