Guests & Occupancy

  • Maximum Occupancy: No more than two (2) persons per bedroom unless the bedroom is specifically designed to sleep three (3) or four (4).
  • Vehicle Limits: No more vehicles on the Premises than the number of bedrooms.
  • Age Requirements: All persons under eighteen (18) must be supervised by an adult at all times.
  • Approved Use: Property is for short-term vacation rental and private residential use only. Must not disturb the surrounding community.
  • Guest Responsibility: Guest is responsible for their conduct and the conduct of invitees and must comply with all applicable HOA/association rules.

Events & Noise

  • Noise: Outside noise must be kept to a minimum, especially at night, and must not disturb neighbors or the surrounding community.

Prohibited Activities

  • Business Use: No trade or business activities permitted.
  • Illegal Activity: Strictly prohibited.
  • Hazardous Materials: No storage or handling of combustible, explosive, or otherwise dangerous materials.
  • Smoking/Vaping: Prohibited indoors; allowed only in designated outdoor areas (if provided). Includes cigarettes, cigars, pipes, electronic cigarettes, and any similar products.
  • Alterations: No painting, construction, remodeling, or alteration of the Premises. No removal or replacement of fixtures, furnishings, décor, or window treatments.

Equipment & Amenities

  • Appliances & Furnishings: Must be used with reasonable care and diligence.
  • Pest Control: Management will make best efforts to address concerns; no rent reductions for pest presence or untimely service.

Checkout & Care

  • Cleanliness: Guest must maintain the Premises in clean and good condition throughout the stay, including proper garbage disposal.

Liability & Disclaimers

  • Personal Property: Guest’s personal belongings are at their own risk. Management is not responsible for lost, stolen, or left-behind items.
  • Injury & Damage: Management and owner are not liable for injury or damage caused by utilities, weather, leaks, criminal acts, negligence, or other causes inside or near the Premises.
  • Pool/Water Features (if equipped): No lifeguard, lifesaving equipment, or pool alarm provided. Guest assumes full responsibility and liability for use of any pool, spa, or body of water on or near the Premises
