Parking information
- Private driveway parking is provided on the property. Depending on the specific property size, driveways accommodate between 2 to 4 vehicles max. - No street or lawn parking is allowed anywhere within the gated community. Vehicles must remain strictly on the paved driveway or inside the garage.

Guests & Occupancy
- Age Requirements: Reservations must comply with any age requirements outlined in the lease agreement.
- Guest Responsibility: Registered guests are responsible for the property, its contents, and any damages, excessive cleaning, unpaid fees, lost keys, or missing items during the stay.
- Approved Use: Subletting is not permitted without prior written approval from the property owner.
- Unauthorized Guests: Unauthorized use of restricted or locked areas may result in additional charges.
Events & Noise
- Events & Gatherings: Weddings, parties, large gatherings, or events require prior written approval from the property owner or manager.
- Noise & Disturbances: Guests must comply with all local noise ordinances and avoid disruptive behavior that may disturb neighbors or the surrounding community.
Prohibited Activities
- Pets: Pets are only permitted with prior written approval. Unauthorized pets may result in immediate eviction, lease termination, and forfeiture of deposits or additional fees. Approved pets must not be left unattended unless crated.
- Smoking/Vaping: Smoking and vaping are prohibited inside the property and on the premises unless otherwise stated in the lease. Guests are responsible for any smoking-related odors or damages.
- Illegal Substances: Illegal drugs and unlawful activities are strictly prohibited on the property.
- Fireworks & Open Flames: Fireworks, campfires, and other open flames are not permitted on the premises.
Equipment & Amenities
- HVAC & Utilities: When air conditioning is in use, all windows, doors, and skylights must remain closed. Guests should turn off lights, TVs, water, heat, and AC when not in use.
- Hot Tub/Pool Heating (if equipped): Additional utility or pool heating fees may apply if specified in the lease agreement.
- Electronics & Appliances: No refunds are provided for temporary failure of appliances, electronics, internet, utilities, or other equipment.
- Internet/Phone/TV: Guests are responsible for any pay-per-view purchases, movie rentals, long-distance charges, or other incidental media charges.
- Equipment Reporting: Any damages, maintenance concerns, or equipment malfunctions should be reported within 24 hours of discovery.
- Parking & Access: Guests may not access locked storage areas or restricted spaces reserved for owner use. Unauthorized access may result in charges.
- Entry for Repairs: Property management or authorized vendors may enter the property for repairs, maintenance, or emergency service when necessary.
Checkout & Care
- Cleaning Expectations: Guests must leave the property in generally clean condition and return furniture to its original placement. Excessive cleaning, trash removal, or furniture moving may result in additional charges.
- Trash Removal: Trash must be disposed of according to the home’s instructions prior to departure.
- Check-In/Checkout: Guests may not arrive before the designated check-in time unless approved in advance. Checkout procedures and departure times provided in the rental instructions must be followed.
- Keys: Lost keys incur a replacement fee of $60.
- Property Care: Guests should inspect the property upon arrival and report any cleanliness or maintenance concerns within 24 hours.
Liability & Disclaimers
- Lost or Stolen Items: The property owner and manager are not responsible for lost, stolen, or abandoned personal belongings. Unclaimed items may be discarded or donated after 30 days.
- Damage Liability: Guests are financially responsible for accidental, negligent, or intentional damages exceeding any applicable protection coverage.
- System Failures: No refunds or relocation accommodations are provided for appliance malfunctions, utility interruptions, plumbing issues, septic service, internet outages, or other equipment failures.
- Construction & Neighborhood Conditions: Nearby construction, renovations, or neighborhood disturbances are outside the control of the property owner and do not qualify for refunds or relocation.
- Property Condition & Description: Furnishings, décor, equipment, and amenities may change without notice. Minor inaccuracies or differences from marketing materials do not qualify for refunds.
- Weather & Travel Delays: Guests are responsible for monitoring travel conditions and weather-related disruptions that may impact arrival or departure plans.
