If you'd like additional cleaning and restocking services during your stay, you can request them for an additional fee.
Chickens are maintained on the property, and our team requires brief access to their area for essential care. This includes daily feeding and watering, upkeep of the nesting boxes, and coop cleaning twice a week. Please note that this routine maintenance will take place during your stay.
If you want the pool heated during your stay, there is an additional $75/night fee. Note, utilities, including pool heating, are billed separately for all stays over 14 nights. The pool is open seasonally.
Restrictions
Guests & Occupancy
- Primary guest must be 25 years or older and must sign the rental agreement on behalf of all occupants.
- Only registered occupants and approved guests may use the property. Unauthorized guests may be removed and the reservation cancelled without refund.
- The property may only be used as a remote work and vacation residence. Commercial use, business operations, or commercial filming/photography without prior written approval is prohibited.
- The booking guest is responsible for the behavior, compliance, and damages caused by all members of their party and visitors.
- Subletting, transferring the reservation, or assigning the rental to another party is prohibited. Violations may result in immediate removal and forfeiture of deposits or payments.
Events & Noise
- Events, parties, or large gatherings are not permitted. Small gatherings with more than 12 outside guests require prior written approval.
- Noise that disturbs neighbors or violates local ordinances is prohibited. Outdoor music and noise must remain below 60 dBA and are not permitted after 9 PM.
- Noise complaints may result in a $1,000 fine, removal from the property, and reservation cancellation without refund.
- Guests must comply with all HOA rules, posted house rules, and local regulations regarding noise and community behavior.
- Properties may include exterior security cameras and noise monitoring systems to ensure compliance with occupancy and noise regulations.
Prohibited Activities
- Pets: Pets are not allowed unless approved in writing. Unauthorized pets constitute a breach of the agreement. Cleaning or damage caused by pets will be charged to the guest. $300 pet fee per stay applies for approved pets on reservations 30+ nights
- Smoking/Vaping: Smoking or vaping anywhere on the property is prohibited. Violations incur a minimum $500 cleaning/damage fee.
- Illegal Substances & Unlawful Activity: Illegal drug use, possession, manufacturing, or distribution is strictly prohibited. Any illegal activity may result in immediate eviction without refund.
- Weapons & Violent Behavior: Firearms, dangerous weapons, violent behavior, or fighting are prohibited on the property.
- Fireworks & Hazardous Materials: Fireworks, hazardous materials, flammable substances, or dangerous chemicals are prohibited, except charcoal or firewood used in designated grills or fireplaces.
- Commercial Recording & Filming: Commercial filming, photography, or audio/video recording for commercial purposes requires prior written approval. Unauthorized use may result in immediate removal and forfeiture of all proceeds.
Equipment & Amenities
- HVAC Settings: To protect the HVAC system, the A/C thermostat may not be set below 68°F.
- Pools, Hot Tubs & Recreational Equipment _(if equipped)_: Use at your own risk. Guests assume liability for safe operation. Rules include:
- No diving
- No intoxicated use
- No glass containers near water
- No swimming alone
- Children must be supervised at all times
- Follow all posted rules and manufacturer instructions
- HOA pool hours and regulations must be followed (if applicable)
- Shower before use
- Use only unbreakable drink containers
- No alcohol in pool or spa areas
- Pool safety equipment may only be used in emergencies
- No lifeguard on duty
- Utilities & Equipment Failures: Mechanical failures of utilities, internet, appliances, HVAC, pools, or other equipment may occur. No refunds or rent reductions will be issued for malfunctions or service interruptions.
- Maintenance Reporting: Guests must promptly report maintenance issues or damage upon arrival. Failure to report issues may make the guest responsible for resulting damages.
- Parking: Guests must follow all parking rules. Vehicles must be removed if instructed or if violating community regulations.
- Alterations & Property Modifications: Guests may not alter the property, including moving furniture, installing equipment, adding locks, mounting items, or modifying fixtures.
- Restricted Areas: Some areas such as utility closets or owner storage spaces may be restricted and may not be accessed or used for storage.
Checkout & Care
- The property must be returned in the same condition as received, excluding normal wear and tear.
- The standard cleaning fee covers three hours of cleaning. Additional cleaning or maintenance required due to guest use will be charged.
- Guests must properly use and safeguard all furnishings, appliances, plumbing, and fixtures and keep the property sanitary.
- Guests are responsible for any damage caused during their stay and for repairs or replacements beyond normal wear and tear
- Late check-outs without written approval may be charged 1.5× the average daily rate per day, plus any costs incurred due to displaced reservations or alternative guest accommodations.
- Checkout Procedures: At checkout, guests must:
- Vacate the property by the designated checkout time
- Remove all personal belongings
- Return all keys or access devices
- Vacate parking or storage areas
Liability & Disclaimers
- Not responsible for loss, theft, or damage to guests’ personal belongings or vehicles.
- Guests are responsible for their own safety and the safety of their party when using property amenities, including pools, hot tubs, docks, exercise equipment, and recreational equipment.
- No refunds are provided for disruptions caused by weather, travel delays, natural disasters, pandemics, government orders, or other events beyond management’s control.
- Not liable for interruptions to utilities, internet, cable, or other services.
- No refunds will be issued for construction, environmental noise, or nearby activity.
- If the reserved property becomes unavailable due to circumstances beyond our control, a comparable property may be offered or the reservation may be cancelled with a full refund of unused nights.
