The location earns the listing. Tucked among live oaks in Southern Shores, the property sits within walking distance of the beach and a short drive or bike ride from Downtown Duck's boardwalk, shops, and restaurants — a genuinely convenient position between two of the OBX's most popular areas.
Private pool is seasonal (May 1–Nov 30) with optional heat at $25/day. Pool heating requires 48 hours' notice. The hot tub is year-round and seats seven — the more reliable amenity for shoulder-season visits. No washer or dryer is available on-site.
The lower level is locked and unavailable to guests. Worth knowing before arrival — the usable footprint is three bedrooms and two bathrooms across the accessible floors. The garage-level game room with ping pong adds useful indoor space for the group.
Genuinely dog-friendly at $250 per dog, per week (2 dogs max). The layout — multiple decks, outdoor shower, spacious yard — is practical for dogs. Beach chairs are included; the OBX beaches are generally dog-friendly outside peak summer hours.

Treetop Villa is a wonderful place to stay. We thoroughly enjoy this location in the offseason as it is peaceful and easy to get to. The house is wonderful and warm and always spotless. Recently re-done, it has all the modern amenities that one would want. Great living space, excellent kitchen. This is not a walkable area (to shops etc.) but there are pathways for enjoying the weather and walking to the beach. We will be back to check out the pool for sure!

Guests & Occupancy

  • Primary guest must be at least 18 years old and legally eligible to enter into the rental agreement.
  • Occupancy is limited to the maximum number of guests stated in the reservation confirmation or property listing.
  • The primary guest is responsible for the actions, conduct, damages, and compliance of all occupants, visitors, and invitees during the stay.
  • Reservations are non-transferable and the property may only be used for the approved residential stay described in the reservation; commercial use, fraudulent bookings, or unauthorized transfers are prohibited.

  • Events: Parties and events are not permitted unless specifically authorized in writing.
  • Quiet Hours: Quiet hours are 10:00 PM–8:00 AM. Guests must comply with all applicable local noise ordinances.

Prohibited Activities

  • Pets: Pets are not permitted unless expressly authorized in the rental agreement.
  • Smoking/Vaping: Smoking is prohibited.
  • Illegal Activities: Illegal activity, unlawful conduct, fraudulent reservations, dangerous or hazardous items, identity misrepresentation, and any conduct that violates applicable laws are strictly prohibited.
  • Other Restrictions: No parties, unauthorized commercial activity, reservation resale or transfer, tampering with safety devices, hacking or interfering with property systems, scraping website content, or damaging property or amenities.

Equipment & Amenities

  • Amenities _(if equipped)_: Guests may use only the amenities included with their reservation and are responsible for any damage caused during use. Amenity access may be suspended for rule violations.
  • Safety Equipment: Do not tamper with smoke detectors, carbon monoxide detectors, sound monitoring devices, security equipment, or other installed safety systems. Common-area video surveillance may be present.
  • Maintenance & Property Access: Maintenance or service personnel may enter the property when requested by the guest, for repairs, emergencies, safety concerns, legal compliance, or scheduled maintenance with reasonable notice when applicable. Staff will knock and identify themselves before entering whenever possible.
  • Equipment Reporting: Report maintenance, repair, replacement, or restocking needs promptly. Emergency support is available 24/7.

Checkout & Care

  • Guests must leave the property in substantially the same condition as upon arrival and are responsible for any damage, missing items, or excessive cleaning required. Repair or replacement costs may be charged to the payment method on file after notice is provided.

Liability & Disclaimers

  • Valid government-issued identification and contact verification may be required before check-in. Reservations may be refused if identification does not match payment information. Background checks may also be required where permitted by law.
  • If the reserved property becomes unavailable, comparable accommodations may be offered. If declined, guests are entitled to a refund of applicable reservation fees, with no additional liability.
